The Senior Director will oversee the Real Estate Services group as well as providing support to the VP, Enterprise Real Estate, Transaction and Portfolio Management

You will be responsible for creating the roadmap to re-engineer the strategic direction to manage the day to day real estate operations across the portfolio including all occupancy, small project and base essential capital planning and spending. You will be tasked with transforming the operations into an overall asset lifecycle management model, including; evaluation of assets, planning, operations and maintenance, replacement and disposition.

In doing so, you will provide leadership within a team of Relationship Managers to oversee the current real estate operations within the retail branch network to ensure all real estate premises are healthy, safe, functional and that asset values are protected. This involves providing high level direction and oversight to external service providers such as BGIS, and working closely with internal Vendor Governance team to ensure services are being provided, efficiently and effectively.

You will collaborate with executive-level management, internally and externally, in the development of short term and long term goals and put the framework in place to track progress. Set strategic goals for operational efficiency associated with maintenance costs, improve building efficiency, decrease unplanned downtime, and monetary savings. Analyzing how assets perform - are they reducing preventative and reactive maintenance, are operational costs savings being realized. As well, you will continue to right size soft services portfolio mix in order to create the optimal workplace based on LOB goals.

You will devise strategies to ensure growth of programs enterprise wide, identifying and implementing process improvements that will maximize performance and minimize costs.

You will also provide advice and guidance to leadership in implementing, enabling, and sustaining total cost of ownership (TCO) real estate framework for all buildings - incorporating building operating cost, deferred capital liability, capital investment timelines and building valuation and/or lease costs. This will help drive appropriate decision making in the short, mid, long term across the portfolio.

In order to do you have a solid understanding of real estate leasing and documentation so that recommendations can be made to the LOB and Transaction Management team to optimize cost and tenure.

You will create, monitor, measure real estate spend metrics for various LOB reporting purposes, setting operating targets and ensure accountability of stakeholders to meet targets.

How you'll succeed

Strategy and Planning: Lead transformation operating model execution and change management mind set across internal and external stakeholders in the development of multi-year transformation roadmap. Evaluate and incorporate changing internal and external factors into a cohesive operating strategy for CIBC. Responsible for influencing partners to adopt new approaches and programs. Effectively communicate between strategy and development efforts so that theory and practice build upon each other.

People management: Manage internal and external team to achieve business goals in a manner consistent with CIBC's values, strategies and core programs. Create a positive work environment by being an effective role model and by creating a winning work environment. Set clear goals and expectations, establishing priorities and providing effective managerial direction through coaching, guidance. Attract, develop, and retain qualified professionals through solid leadership and managerial excellence. Provide the team with ongoing advice, direction and support on complex and conceptual issues.

Relationship management: Develop, foster and maintain strong collaborative working relationships with all internal and external partners. Provide leadership within a team of facilities/relationship managers for all assigned client groups within Canada. Act as a primary link between business groups and strategic, implementation and business management resources within Enterprise Real Estate. Network, research and understand the complete needs of assigned business groups. Develop mechanisms to collect client feedback in order to measure the effectiveness of various implementations and services. Work with Personal and Business Banking Strategy and Transformation team to refine approaches and leverage down costs in the branch network

Facilities Management Strong background in managing large geographically dispersed network. Skill in analyzing problems and arriving at a reasonable and economical solution. Thorough knowledge of acceptable maintenance and repair in all phases of building maintenance.

Capital Planning: Setting planning direction for the entire real estate portfolio. Sponsor and supports the production of project funding approval documents for capital initiatives, assessing implementation timeframes, cost/benefits, organizational change considerations, risks and resourcing. You have a knowledge of consultant and construction related procurement practices and procedures. Understand industry standards and assessment of existing practices to recommend changes.
