About the Position

The Sr. Director, Real Estate Development role will be responsible for managing multiple projects regarding the acquisitions, sales, and leases from inception to completion. This position will have exposure to multiple asset classes which could include land development, industrial, office and residential acquisition and sales projects. The position will be responsible for Lease portfolio value of $25.4MM in Base rent annually for over 360+ lease agreements.

KEY RESPONSIBILITIES:

Project Management

  • Manage all aspects of projects that involve the acquisition or sale of commercial properties, land, residential and all other asset classes under the leadership of the Territory Property Services Leader. Implement control and risk management measures for assigned projects.
  • Prepare monthly, quarterly, and semiannual reports for all assigned projects
  • Provide input, as required, to Property leadership in reviewing budgets, schedules, and investment feasibility.
  • Attend meetings and site visits as required.
  • Manage cross functional project teams through all stages of a lease, purchase, or sale.
Lease Negotiations
  • Lead the negotiations and structuring of the deals for acquisitions and sales in consultation with Ministry Units, real estate professionals and other experts.
  • Monitor and report on progress of property purchase or sale activities to leaders and MU's.
  • Assist in the valuation processes of properties with market knowledge.
  • Provide lease negotiation advisory to Property Administration team and manage escalations.
  • Represent TSA in meetings, including meeting with partners, community representatives, city staff, public consultations, and vendors.
  • Solicit the services of experts to facilitate real estate deals and manage contracts/ budgets.
  • Review and recommend financing approach and present options and business case.
  • Critically review financial, project information, and compile regular project reports.
  • Other duties within the scope and purpose of the job, as requested by management.
QUALIFICATIONS AND EDUCATION REQUIREMENTS:
  • Undergraduate degree in commerce, finance, accounting, engineering, or other relevant discipline AND MCR (Master's Degree in Corporate Real Estate) offered through CoreNet is required.
  • Professional designation in property management (e.g., Senior Real Estate Specialist (SRES), Certified Property Manager, Certified Commercial Investment Member (CCIM), etc.).
  • Active participation in professional association CoreNet, Naiop.
  • A minimum of 10 years of experience within real estate development; preference given to candidates with specific knowledge and experience dealing with broad asset classes or at a minimum both commercial and residential real estate.
  • A minimum of 10 years' experience contract negotiation including leases, agreements of purchase & sale, cost sharing, reciprocal agreements, indemnity and amending agreements.
  • In-depth proven knowledge of real estate development industry including leasing, purchase, and sales
  • In-depth proven experience with business case development, risk assessment, project budgeting and scheduling.
  • Experience managing cross functional project teams through all stages of a lease, purchase, or sale.
  • Experience reviewing financial and project information and compiling regular project reports for leadership.
  • Results oriented with the ability to prioritize and manage multiple tasks and responsibilities, maintaining attention to detail.
  • Strong business acumen and judgment including negotiation skills and diplomacy.
  • Strong interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills.
  • Ability to work collaboratively with cross-functional teams, building consensus, communicating effectively, and contributing to a positive, growth-oriented work culture.

Compensation

The target hiring range for this position is $114,700 to $143,400 with the ability to progress to a maximum of $172,087. Placement in the salary range will be based on factors such as market conditions, internal equity, and candidate experience, skills, and qualifications relevant to the role.
