Director, Global Real Estate Development - Canada

Department: Real Estate

Location: Laval, QC; Toronto, ON, Calgary, AB

Type: Permanent, Full Time

Hybrid mode: 3 days in the office and 2 days remotely

THE ROLE

Directs new store development, including the acquisition of new-to-industry sites together with single and multiple site acquisitions of existing businesses, new builds, raze and rebuild and relocation of existing locations, while forecasting and ultimately achieving desired ROI thresholds. Develops the strategic market plan for real estate, and completes the economic analysis of growth capital projects. Supports the company goals by focusing on personal accountability, customer service, and work efficiency. Position currently includes the direction of a small team of development managers and analysts based in Canada.

WHAT YOU'LL DO

Supports, works closely with, and follows the direction of the Sr Director & VP, in accordance and consistent with corporate strategic initiatives and capital spending. Prepares proposals and recommendations to accomplish corporate and Business Unit goals and objectives

Directs and leads Real Estate team, with emphasis on mentorship and growth of individual members

Achieves financial objectives by preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions. Allocates program costs by preparing operational and risk reports for analyses

Implements market plan by identifying, evaluating and recommending new store sites or relocations, beginning with market segmentations Resource tools, include Google Earth, and competition databases as well as other demographic and financial information

Contributes to team effort by accomplishing Financial and Key Result Area ("KRA") targets pursuant to Company plan guidelines

Maintains competitive edge by monitoring activities of competitors, expansion patterns and plans of the market, demographic characteristics, property values and political climate.

Assists in portfolio management of existing lease and fee properties

Provides information to employees by reporting business results, trends and opportunities; competitive information; changes in policies and procedures; information on new programs; information from corporate office

Maintains staff by recruiting, selecting and orienting employees. Maintains staff job results by training coaching, counseling and disciplining employees; planning, monitoring and appraising job results

Maintain professional and technical knowledge by attending educational workshops; reading professional publications; establishing personal networks; or participating in professional societies

WHAT YOU'LL NEED

Leads by example, maintaining professionalism and consistency always, in interaction with co-workers at all levels, and with internal and external parties

Bachelor's degree in business or related field preferred. Other combinations of experience and education that meet the minimum requirements may be substituted

Five years of experience or more preferred in Commercial Real Estate; minimum of three years of management of direct reports highly desirable. Comparable / relatable experience considered

Proficiency in Microsoft Word and Excel required. Proficiency in PowerPoint, Access, Mapping and Demographic software desirable Real Estate Agent/Broker License preferred, but not a requirement

Ability to effectively communicate verbally and in writing with associates, vendors, contractors and customers
