We are seeking a dedicated and organized Property Manager, who will work on an hourly basis, to oversee the day-to-day operations of residential, commercial, and short-term rental properties. The ideal candidate will possess strong communication, organizational, and problem-solving skills to ensure smooth tenant relations, and property maintenance.
Responsibilities:
1.
Tenant Management:
Respond promptly to tenant inquiries, maintenance requests, and complaints.
Manage Airbnb guest communications, check-ins/outs, and coordinate turnovers with cleaning staff.
Oversee lease agreements, renewals, and ensure smooth move-ins and move-outs.
Handle rent collection follow-ups and ensure tenant satisfaction.
Coordinate eviction or legal processes as necessary.

Property Maintenance:
Schedule and supervise timely repairs and preventative maintenance.
Conduct regular property inspections to ensure cleanliness and safety standards.
Oversee unit renovations and contractor work.
Manage relationships with vendors, cleaners, and technicians.
3.
Financial Management:
Track rent payments, Airbnb income, and maintenance expenses.
Ensuring timely follow-up on arrears.
Maintain accurate financial and operational records.
4.
Marketing and Leasing:
Market vacant long-term units and manage Airbnb listings to maximize occupancy and revenue.
Coordinate professional photos, update listing descriptions, and manage booking calendars.
Conduct property showings, negotiate lease terms, and execute rental agreements.
Develop strategies to attract and retain quality tenants and guests.

Communication and Oversight:
Serve as the primary point of contact for tenants, vendors, and property owners.
Provide regular updates to clients/property owners regarding property status.
Maintain strong relationships with contractors, service providers, and tenants.
Qualifications:
1. Proven experience in property management or a related field.
2. Strong knowledge of leasing processes, property maintenance, and landlord-tenant regulations.
3. Excellent organizational, time management, and problem-solving abilities.
4. Effective communication skills, both written and verbal.
5. Ability to handle multiple tasks and manage competing priorities.
1. Familiarity with local rental laws and regulations.
2. Strong negotiation and conflict resolution skills.
3. Basic handyman skills.
4. Proficiency in MS Office Suite.
