Key Responsibilities



Deliver exceptional service and support to residents to drive satisfaction and retention. Maintain high building standards and ensure staff professionalism. Address and resolve resident concerns promptly. Train and support site staff on customer service standards. Manage property operations to improve efficiency and control costs. Conduct regular site inspections to ensure adherence to standards. Recommend and oversee renovations or improvements with proper approvals. Obtain and review contractor bids, authorize work, and verify completion. Ensure timely resolution of maintenance issues. Respond to after-hours emergencies as needed. Maintain occupancy targets and set rents based on market conditions. Understand relevant housing legislation. Cover Building Manager duties as required. Lead on-site and regional teams including managers, maintenance, and admin staff. Handle recruitment, training, performance management, and team development. Ensure timely cross-departmental communication and information sharing. Support problem-solving and foster team motivation. Develop and manage annual operating and capital budgets. Achieve financial targets and KPIs for assigned properties. Review monthly financial statements and submit variance reports. Develop turnaround plans for underperforming assets. Ensure timely and accurate processing in PayScan. Monitor vacancies, rent collection, and lease renewals. Maintain compliance with local housing laws and regulations.

Qualifications & Requirements



Education & Experience



Post-secondary diploma in real estate or related field preferred. 3+ years in a leadership role, ideally in property management. Real estate designation (e.g., CPM) is an asset. Strong track record in portfolio management, leasing, and cost control. Skilled in negotiating vendor contracts and managing building systems. Proficient with Microsoft Office; Yardi experience is an asset.
