Position Overview:
We are seeking a reliable, hands-on, and experienced
Property Manager
to oversee approximately 300 residential apartments across two locations. This role involves full-spectrum property management responsibilities including leasing, tenant relations, maintenance coordination, budgeting, and reporting.
When joining our team you will work with the professional that are managing one of the most successful buildings in Montreal. You will be trained and receive the ongoing support of an extremely efficient admin and operational teams.
Key Responsibilities:
Oversee daily operations of two multi-residential properties (approx. 300 units total)
Supervise on-site maintenance and support staff, contractors, and service providers
Respond to and resolve tenant requests, complaints, and emergencies promptly and professionally
Ensure units are leased efficiently and occupancy targets are met
Manage lease renewals, rent collection, and enforce lease terms
Conduct regular property inspections to maintain quality and compliance
Monitor and manage property budgets, operating costs, and capital expenditure plans
Coordinate repairs, maintenance, and capital improvement projects
Ensure compliance with provincial and municipal regulations (including building codes, safety standards, and tenancy laws)
Qualifications:
Proven experience (3+ years) in residential property management, preferably with portfolios of similar scale
Strong understanding of Quebec tenancy laws and building operations
Excellent organizational, communication, and problem-solving skills
Proficient in property management software
Capable of working independently while managing multiple priorities
Bilingual (English and French) is strongly preferred
Valid driver's license and reliable transportation between sites
Great team-work skills

Responsabilites principales :
Superviser les operations quotidiennes de deux immeubles residentiels (environ 300 unites au total)
Superviser le personnel d'entretien et d'assistance sur place, les entrepreneurs et les prestataires de services
Repondre et resoudre rapidement et de maniere professionnelle les demandes, les plaintes et les urgences des locataires
S'assurer que les unites sont louees de maniere efficace et que les objectifs d'occupation sont atteints
Gerer les renouvellements de bail, la collecte des loyers et faire respecter les conditions du bail
Effectuer des inspections regulieres des proprietes afin de maintenir la qualite et la conformite
Surveiller et gerer les budgets immobiliers, les couts d'exploitation et les plans de depenses en capital
Coordonner les reparations, l'entretien et les projets d'amelioration des immobilisations
Veiller au respect des reglementations provinciales et municipales (y compris les codes du batiment, les normes de securite et les lois sur la location)
Qualifications :
Experience averee (3 ans ou plus) dans la gestion d'immeubles residentiels, de preference avec des portefeuilles d'une ampleur similaire
Bonne comprehension des lois quebecoises sur la location et de l'exploitation des immeubles
Excellentes competences en matiere d'organisation, de communication et de resolution de problemes
Maitrise des logiciels de gestion immobiliere
Capacite a travailler de maniere autonome tout en gerant plusieurs priorites
Le bilinguisme (anglais et francais) est fortement apprecie
Permis de conduire valide et moyen de transport fiable entre les sites
Excellentes aptitudes au travail d'equipe
