ABOUT THE POSITION:
We are searching for an energetic experienced property manager with deep residential property management experience. As an expert Yardi user, you have managed complex multi-family allocations. As a Property Manager, you will be responsible for overseeing the day-to-day operations and management. Your role will encompass a wide range of duties aimed at ensuring the comfort, safety, and satisfaction of tenants while maintaining the value and integrity of the property. Key responsibilities include tenant relations, property maintenance, leasing and marketing, financial management, compliance with regulations, emergency management, documentation, and fostering a sense of community among residents. Your commitment to exceptional communication, organization, and problem-solving will contribute to the success of our properties and the positive experiences of our tenants.
Property Manager Job Responsibilities:
1. Tenant Management:
Oversee final approval for tenant applications, screenings, and lease signings.
Maintain positive tenant relations by addressing concerns and resolving disputes.
Delegate the coordination of move-in and move-out processes, including inspections and security deposit management.
2. Property Maintenance:
Supervise and schedule maintenance and repair activities for residential units.
Conduct regular property inspections to ensure safety, cleanliness, and compliance with regulations.
Arrange and oversee routine maintenance of building systems, such as HVAC, plumbing, and electrical.
Verify all work orders are entered into Yardi and are followed up on by the leasing team.
3. Budgeting and Financial Management:
Develop and manage property budgets, including operating expenses and capital improvements.
Monitor rent collection and ensure timely payments from tenants. Process evictions when necessary and in compliance with the RTA.
Prepare financial reports, analyze variances, and make recommendations for cost-saving measures.
4. Leasing and Marketing:
Develop and implement marketing strategies to attract new tenants for vacant units.
Conduct property tours for potential tenants and provide information on available units.
Negotiate lease terms and rental agreements with tenants.
Stay informed about local rental market trends, competitive properties, and pricing strategies to position our multifamily communities effectively.
5. Vendor and Contractor Relations:
Source and contract with vendors, contractors, and service providers for maintenance, repairs, and renovations.
Obtain competitive bids for projects and manage contractor performance to ensure quality work.
6. Compliance and Regulations:
Stay updated on relevant laws, regulations, and building codes to ensure the property's compliance.
Address health and safety concerns promptly, including fire safety measures and accessibility requirements.
7. Emergency Management:
Develop and implement emergency response plans for various scenarios, such as natural disasters or security breaches.
Coordinate with relevant authorities and services during emergencies.
8. Record Keeping and Documentation:
Maintain accurate records of tenant information, leases, maintenance activities, and financial transactions in Yardi.
Prepare and retain documentation for legal matters, such as eviction proceedings or lease disputes.
Update weekly leasing/ property activity reports for investors and ownership.
9. Energy Efficiency and Sustainability:
Identify opportunities for energy efficiency improvements and sustainable practices within the property.
Implement measures to reduce energy consumption and promote environmentally friendly practices.
10. Community Engagement:
Foster a sense of community among residents by organizing events, social gatherings, or workshops.
Address community concerns and facilitate open communication among tenants.
11. Renovation and Capital Projects:
Plan and execute property renovations and capital improvement projects to enhance property value.
Manage project timelines, budgets, and contractors during renovation processes.
12. Team Management:
Supervise and manage on-site staff, such as maintenance personnel, security personnel, leasing, and administrative staff.
Provide guidance, training, and performance evaluations for team members.
Responsible for hiring and recruiting personnel for open positions.

Pay: $75,000.00-$110,000.00 per year
