The Mustard Seed provides basic services xe2x80x93 food, clothing and housing; and support services xe2x80x93 health & wellness wrap around care, addiction recovery, counselling, social services navigation, employment assistance, life skill development, and companionship to those living in poverty within Alberta, British Columbia, and Saskatchewan.Reporting to the Sr. Manager of Property and Projects, the Property Management Supervisor provides leadership on all property management issues, policies, procedures and plans for 42 Affordable Housing suites within The Mustard Seed building, Cedar Point. They administer all functions related to leases, rent collection, landlord and tenant relations, and coordinate janitorial services and maintenance and repair contractors.
This position requires significant ability to be self-directed in providing property management leadership, detailed administration, effective people skills, and capacity to build harmony and community amongst the residents. The Property Management Supervisor will work collaboratively with Cedar Point Supportive Housing Leadership, and Mustard Seed Property Management Leadership.
The Property Management Supervisor is a member of a team providing services to people, in an Affordable Housing setting. In collaboration with the Cedar Point Housing Manager, housing support staff and janitorial workers, they are accountable for responding to all tenant-related issues, ensuring that they are resolved in a professional and timely manner. They ensure the building operates in a safe, clean, secure and healthy living environment according to best industry and management practices and The Mustard Seed policies.DUTIES AND RESPONSIBILITIES

  • Communicate, accurate rentable space, to Grande Prairie agencies and the Funder, and market all vacancies, advertising as needed
  • Receive applications and conduct interviews and viewings, with prospective tenants, ensuring tenant eligibility and compliance with The Residential Tenancy Act and The Mustard Seed policies
  • Process and maintain accurate, physical and electronic documentation of all leases, ledgers and landlord and tenant communications
  • Complete lease agreements and move-in and move-out inspections
  • Collect rent, maintain accurate ledgers and report rent collections to Finance department
  • Respond to general day-to-day property enquiries and concerns from Housing staff and tenants
  • Resolve maintenance and repair issues, with collaboration of approved contractors and the Funder
  • Prepare and deliver notices and letters to tenants
  • Carry out eviction proceedings
  • Coordinate move outs, unit clean outs, and repairs
  • Initiate and administer insurance claims with insurerxe2x80x99s, based on policy
  • Asure acceptable living standards are maintained
  • Promote harmony, community, and well being among residents
  • Ensure building cleanliness is maintained, in collaboration with janitorial staff
  • Asure the property complies with the Funder contract, codes, municipal bylaws, and tenancy licence standards
  • Prepare annual property management plans; manage budgets and contracts; review and report
  • Maintain statistics and prepare reports as required
  • Ensure compliance with the Residential Tenancy Act, and legislative, and health and safety policies
  • Abide by all Health and Safety protocols, reporting incidents, near misses and hazards in a timely manner
  • Ensure systems and protocols are in place for all of the above
  • Other duties as may be assigned
MINIMUM QUALIFICATIONS AND SKILLS
  • Accreditation: CPM (Certified Property Manager) or APM (Affordable Property Management) preferred
  • Understanding of the Alberta Residential Tenancy Act
  • Minimum 5 years work experience in property management
  • Experience in managing budgeting and contracts
  • A passion to be part of ending homelessness in Alberta
  • Understanding of homelessness and desire to work with marginalized individuals
  • Ability to work well with people with mental health and addiction barriers
  • Ability to exhibit professionalism in all aspects of daily work
  • Organized, confident, self-directed and proactive
  • Ability to work with minimal direction/supervision
  • Strong work ethic, naturally takes initiative
  • Collaborative
  • Ability to work within a cross-functional team
  • Strong customer service and conflict resolution skills are required
  • Strong oral and written communication skills are necessary
  • High level of proficiency in Microsoft Office is required
  • Experience with property management systems
  • Strong administrative, writing, documentation and computing skills with an eye for detail and accuracy
  • Ability to multi-task in a face paced environment: working on multiple projects concurrently and managing multiple priorities
  • Able to deal with difficult and stressful situations in a professional manner
  • Able to exercise a high level of confidentiality
  • Minimum class 5 Driverxe2x80x99s Licence with a clean driverxe2x80x99s abstract
WORKING CONDITIONS
  • Full-time permanent employment; 40 hours per week. Generally, Monday to Friday, including some weekends and evenings as required.
  • Travel to The Mustard Seed residential buildings. Parking is provided.
  • Moderate mental effort is required: periods of high-volume workload; interaction with vulnerable tenants; a high degree of change; providing information; resolving discrepancies and responding to intense situations
  • Employees are to be aware that our clients may experience difficulties or impairment at times, which could result in them uttering threats, discriminatory statements and other insults at your person. They may raise voices, or present unpredictable behaviour up to and including the possibility aggression.
o Training on how to respond is provided, but this is to be considered typical working conditions. Many of our clients are unaware of the impact of these comments.
  • Moderate physical effort is required in this role: keyboarding, lifting, sitting, standing, walking, climbing stairs and driving

  • Must have legal authorization to work in Canada on a full-time basis for anyone other than current employer
  • Must have reliable transportation to travel to site
This position requires the use of a personal vehicle for company use and the use of a company vehicle.
