Summary
The Director of Property Management will be responsible for the strategic oversight and operational management of a substantial mixed-use real estate portfolio, including commercial (retail, office, industrial) and residential properties (townhomes and apartments). This individual will lead a multidisciplinary team and ensure that all property management activities align with corporate goals and industry best practices.
Responsibilities
Leadership and Staff Management
Supervise and mentor a team of property managers, construction manager, administrators, and support staff
Oversee staffing decisions, including hiring, training, development, performance and evaluation
Foster a culture of accountability, efficiency, and service excellence
Operational Management
Provide leadership in all areas of property operations, including day-to-day management, building maintenance, and capital projects
Ensure policies and procedures are consistently applied across the portfolio
Monitor service levels of third-party vendors, contractors, and consultants
Leasing and Tenant Relations
Oversee lease negotiations and renewals for commercial and industrial tenants in collaboration with external brokers
Oversee lease administration and ensure compliance with all lease terms and tenant obligations
Financial Oversight
Develop and manage annual operating and capital budgets for all properties
Analyze financial reports, monitor expense controls, and identify opportunities for cost savings and value enhancement
Report financial and operational performance to ownership and executive leadership
Capital Projects and Building Infrastructure
Oversee review and execution of capital improvement projects for building systems, infrastructure repairs, renovations, and upgrades
Review construction and engineering plans
Liaison and Compliance
Act as key liaison between the company and property owners, legal counsel, municipal and regulatory authorities
Ensure compliance with all municipal, provincial, and federal property regulations, building codes, and safety standards
Participate in insurance, legal, and tax matters as they relate to the portfolio
Strategic Planning
Contribute to long-term asset management planning
Identify emerging trends in the property management sector to inform innovation and modernization of practices
Qualifications
Minimum 10 years of progressive property management/construction experience, including at least 5 years in a senior leadership role
Proven experience overseeing mixed-use portfolios including residential, commercial retail, and industrial assets
Strong knowledge of lease administration, financial reporting, project management, and regulatory compliance
Post-secondary education in business, real estate, or a related discipline
A degree/diploma in civil or structural engineering is considered a strong asset
Engineering background (civil or structural) considered a strong asset
Exceptional leadership, negotiation, communication, and organizational skills
Proficiency in property management software and Microsoft Office Suite
Assets
Experience in infrastructure review and construction projects
Strong analytical and strategic thinking abilities
Job Types: Full-time, Permanent
Pay: $200,000.00 per year
