The Property Management Support Worker will report to the Property Management Supervisor and work closely with the Resident Engagement, Housing and Facilities teams to assist with managing the day-to-day liaising with tenants. This position provides supports with all property management matters, policies, procedures, and plans for the Affordable Housing Tower. The Property Management Support Worker coordinates to ensure Calgary The Mustard Seed housing properties are safe, clean, secure, and a healthy living environment according to best industry and management practices.
DUTIES AND RESPONSIBILITIES:
Communicate regularly with TMS tenants on issues affecting the property
Arrange interviews with prospective tenants
Schedule move-in and move-out as required
Communicate available rentable space accurately and market all vacancies
Oversee the maintenance of acceptable living standards in the Tower and ensure they operate within The Mustard Seed Policies
Oversee the appropriate maintenance of The Mustard Seed housing properties in Calgary and ensure compliance with codes, municipal bylaws and tenancy license standards
Collect rent and deliver notices to tenants
Perform audits as required
Report monthly rent collections to Finance department
Create suitable surveys and flyers using Microsoft word and PowerPoint as needed
Oversee Tenant Management according to the Permanent Supporting Housing Tenancy Act and The Mustard Seed Policies
Establish appropriate systems and procedures to support all the above
Track statistics and prepare reports as required
Required to abide by all Health & Safety protocols including completing a report for all incidents that occur, including near misses, in a timely manner.

MINIMUM QUALIFICATIONS AND SKILLS
Minimum of 1 year experience in property management or administrative role
Accreditation in CPM or ARM as asset
Experience with RealPage management system an asset
Organizational, administrative, writing, documenting, and computing skills
Knowledge and experience with Property Management software platforms an asset
Strong communication skills and ability to work within a cross functional team
Strong work ethic and ability to take initiative
A passion to be part of ending homelessness in Alberta
Understanding of homelessness and desire to work with marginalized individuals
Experience in active listening, de-escalation techniques, and working with high-risk populations
Valid Driver's License (Class 5) and Driver's Abstract required
WORKING CONDITIONS
Flexibility to accommodate evenings and weekends as required
Travel to The Mustard Seed residential buildings as required
Moderate physical effort: sitting, lifting, standing, walking, using a computer and cell phone
Moderate to intense mental effort; may encounter acute situations involving clients
Daily interactions with colleagues and guests
Employees are to be aware that many of our clients may experience difficulties or impairment at times, which could result in them uttering threats, discriminatory statements, and other insults at your person. This may be a raised voice or in seeing unpredictable behaviour up to and including the possibility of them becoming aggressive
o Training on how to respond is provided, but this is to be considered typical working conditions. Many of our clients are unaware of the impact of these comments.

Must have legal authorization to work in Canada on a full-time basis for anyone other than current employer
This position requires the use of a personal vehicle for company use. The candidate must have a valid driver's licence and maintain $2M Vehicle Liability insurance on the vehicle being used.
This position requires the use of a company vehicle. Candidate must have and maintain valid driver's license and will need to consent to a driver's abstract request.
