Job Description


The function of the District Accounting Manager is to supervise tow to three Property Accountants, and to oversee the day-to-day accounting services provided to approximately 35 to 40 condominium corporations and shared facilities

  • Assist Property Accountants with their queries, including (but not limited to) accounts receivable, accounts payable and any problem solving that is required
  • Review monthly financial statement packages before they are delivered to clients
  • Approve bank reconciliations. Daily follow up regarding banking, ensuring fraudulent cheques do not clear the condominium corporation\'s bank accounts
  • Co-ordinate with the Board of Directors, in conjunction with Property Manager input, investment of the Reserve Fund as well as the Operating Fund surplus, when applicable. Record the necessary journal entries in the Corporation\'s books and update the Investment Analysis
  • Sign all Corporations\' cheques as issued by the Property Accountants, after ensuring that the corresponding back up documentation is in order. This includes purchase orders, cheque requisitions, invoices, packing slips, quotations, contracts, and any other documents necessary. And then ascertain if the required approvals have been obtained, from Property Manager, District Manager, management Vice President, Board Director, as necessary. Once signed, the cheques are then sent to the Board of Directors for second signature
  • Prepare working papers for the Corporations\' annual budget 90 days prior to the Corporations\' fiscal year end Calculate the utility budget, analyze contracts and work in conjunction with the Property Manager with respect to all other budgetary items. Completed draft budget is to be forwarded to the Board of Directors. Bring laptop to the budget meeting, review with the Board of Directors and finalize budget
  • Review budget letter, co-ordinate merging of new Common Element Assessments amounts in budget letter, prepare summary budget that will be sent to all owners. Enter new fees and update budget spread in accounting system.
  • Assist Property Accountants in preparing the Corporations\' year end working papers. Schedule the audit and upon completion review draft audit financial statements prior to forwarding to the Board of Directors for their approval
  • Prepare annual written performance reviews of the Property Accountants. Set up and attend performance review meetings. Recommend remuneration increase and bonus, when and where applicable
  • Attend the Annual General Meeting for the Corporations in their portfolio, when necessary

Knowledge of accounting principles and practices (College Diploma or University degree in Accounting or Business Administration)
CPA or progress towards the designation will be an asset

Willingness and ability to learn through training and through skills-sharing with colleagues
Strong time management skills, being extremely detailed oriented and a team player

Autonomous, friendly, able to handle a fast-paced environment
Experience with Yardi software would be an asset
