JOB OVERVIEW
Ontario Power Generation (OPG) is looking for a dynamic, strategic, and results-driven professional to join our team in the role of Senior Manager, Real Estate Services.

Reporting to the Director, Corporate Real Estate Services, this position is responsible for leading staff in the development and implementation of real estate asset management and accommodation strategies to achieve corporate and business unit objectives. This position has accountability for strategic direction of transactions including acquisitions, leases (as a tenant or a landlord) and dispositions. Provide value-added real estate services in support of station operations and new generation initiatives.

KEY ACCOUNTABILITIES
Asset Management:

  • Acquire, manage, and dispose of OPG real estate rights and interests to achieve corporate and business unit objectives in a cost-effective and timely manner, in compliance with applicable processes and with proper due diligence.
  • Manage the Employee Relocation Services and Property Tax portfolios for OPG.
  • Develop and implement procedures, practices and standards for the acquisition, management and disposition of real estate rights and interests required for the operation of the corporation and its various business units.
  • Develop and implement real estate asset management and accommodation strategies to achieve corporate and business unit objectives.
  • Implement, manage, and monitor work programs.
  • Perform due diligence on all real estate rights and interests, where and when required, to ensure risks and liabilities are acceptable to OPG
  • Identify and dispose of surplus real estate rights and interests ensuring that values are optimized.
  • Identify and lease surplus space at corporate owned properties to maximize rental income and asset values.
  • Identify and acquire new real estate rights and interests to meet corporate and business unit objectives.
  • Manage water power leases, licenses, flooding easements and other real estate rights required by the business units.
  • Obtain real estate appraisals, surveys and maps as required and serve as subject matter expert in reviewing and accepting same.
  • Ensure all real estate inventories, transactions, contracts and relevant documents are adequately established, examined and recorded and provide the necessary write-ups for senior staff to comply with any audit or governmental enquiries.
Service Delivery:
  • Provide value-added real estate services in support of station operations and new generation initiatives.
  • Participate in First Nations negotiations and serve as lead on all real estate related matters.
Financial Accountabilities:
  • Minimize costs through continuous improvement processes, re-engineering of work, use of technology, elimination of low value-added activities and potential outsourcing opportunities. Maximize rental revenues through pro-active asset management.
  • Ensure all real estate activities are in conformity with approved budgets and accommodation strategies, and all expenditures and real estate transactions are in compliance with corporate financial standards and signing authorities.
Workforce Planning and Development:
  • Develop a positive, professional work environment which attracts, develops, and provides career advancement opportunities for high performers.
  • Communicate overall corporate strategies and objectives and provide insight as to how they impact Real Estate Services work priorities and programs. Demonstrate commitment to the sharing of knowledge within the corporation.
  • Ensure all staff abide by the corporate Code of Business Conduct. Demonstrate integrity and respect for employees and customers and conduct business within ethical and legal requirements.
  • Effectively communicate OPG\'s Equity, Diversity and Inclusion Strategy, Reconciliation Action Plan, and Climate Change Plan to staff and external stakeholders.
  • Represent management in joint processes, e.g. PWU & Society Grievance Reviews, Mediation/Arbitration
Health, Safety and Environment
  • Achieve or exceed corporate and business unit health, safety and environmental targets.
  • Provide a safe and harassment free work environment for staff and contractors. Ensure compliance with all corporate health and safety requirements.
  • Ensure staff are trained and certified in all relevant and mandatory programs and courses.
  • Take accountability and mitigate all Health, Safety and Environmental programs and initiatives as applicable to Real Estate Services in a timely and efficient manner.
EDUCATION
  • A 4 year bachelor\'s degree in a relevant field such as urban planning, business administration, real estate, finance, or a related discipline
QUALIFICATIONS
  • Ability to work effectively and efficiently in a flexible hybrid office environment.
  • Minimum 10 years of experience in real estate management.
  • Experience with leasing, acquisitions, property valuation and real estate finance.
  • Strong analytical and problem-solving skills. Ability to identify process improvements areas and produce solutions to the challenges.
  • Excellent leadership and management skills. Experience leading a team, effectively managing employees, delegating tasks, providing guidance and succession planning.
  • Deep experience and applied knowledge of real estate financial metrics.
  • Strong written and verbal communication skills; ability to influence and communicate effectively across the company and externally at all levels.
  • Strong sense of urgency and decision-making skills conducive to managing priorities and meeting internal and external timelines.
  • Strong interpersonal skills, experience in maintaining productive relationships.
  • High level of proficiency with the use of technology. Ability to utilize property management systems, lease administration software, financial modeling tools and data analytics platforms.
