We?re looking for an Associate Real Estate Manager to join our growing company and support all real estate initiatives nationally. This person will be involved in negotiations, analysis, project management, presentations and vendor/tenant relations.
As an Associate Real Estate Manageryou will:
Evaluate potential markets for development based on demographic trends, market site visits, networking, managing consulting brokers
Have a good understanding of competitors' locations and future growth strategies and plans within each assigned market
Monitor local and national real estate activity
Support the National Senior Real Estate Manager in negotiating real estate deals including new acquisitions, remodel, relocations, sub-lease, terminations, and on existing obligations from inception to completion
Work closely with both the company Legal Counsel and Landlords handling letters of intent, offers to lease, lease, estoppel, affidavit, renewals, amendments, extensions and guaranties
Act as a project lead to track and maintain all assigned real estate planning for new stores, remodel planning.
Work closely with internal and external stakeholders like management, sales, general contractors, mechanical and electrical engineers, designers, lawyers, etc.
Prepare regular presentations as required
Review the status of all real estate plans and projects with the Senior Real Estate Manager to monitor progress and track milestones
Qualifications
The Qualifications and Experience we like to see:
University or College degree in Business, Real Estate or related discipline
3 to 5 years? experience in Real Estate, ideally in a corporate retail environment
2 to 3 years in lease and real estate negotiations
Strong ability to interpret architectural plans and specifications
Ability to meet the challenges of ensuring effective communication flow and coordination between different parties, conducting necessary research and completing projects in a timely manner
Excellent verbal and written communication skills with the ability to effectively negotiate with diplomacy and tact
Excellent problem-solving, organizational, time management, presentation and analytical skills
Be able to travel frequently, locally or long distance (25% of the time)
French / English bilingualism is an asset
