As the Commercial Real Estate Manager you will develop location and commercial leasing strategy with our external real estate firms, while ensuring site readiness including premises construction, tech infrastructure setup and all required licences and permits to ensure speed to the market. Additionally, you will be responsible for efficiently managing our existing facilities and ensuring best practices are implemented to ensure smooth operations at all our locations. We are rapidly growing our quick commerce business and this role will play an integral part in expanding Skip Express Lanes footprint across Canada.

Whats On Your Plate:

• Leveraging analytics, identify starting locations for Express Lane Sites across Canada to ensure maximum customer activation on day-one.
• Assess real estate sites for business/operational viability and negotiate commercial terms for assigned markets from Letter of Intent (LOI) to Lease execution.
• Review and finalise all commercial terms on the lease and negotiate in partnership with legal/finance.
• Manage and negotiate all lease renewals directly with the landlord(s).
• Operate with agility phasing out short term vs. long term retrofit strategy to ensure speed to market.
• Primary point of contact for micro-fulfillment stores for any maintenance issues escalations across all sites
• Maintain engagement and relationships with existing and new potential landlords and property managers and support to finalise/negotiate lease renewals, commercial terms, and any new leasehold improvement discussions
• Proactively map all licensing, permitting, and zoning requirements and engagement with city representatives to ensure seamless keys turn-over.
• Accountable for delivering all licence and permits application and renewals to ensure opening on time when required
• Point of contact for all regulatory body inspections and ability to ensure resolution of challenges in real-time.
• Support to launch any additional sites from managing launches including store setup, tech infrastructure, licence and permits, and final inspections
• Manage all eCommerce fleet assets (vehicles), schedule and coordinate maintenance and repairs

Recipe for Success:

• 4-6 years in real estate, leasing, or location analytics
• Deep understanding of licencing and permits, and zoning bylaws in Canada
• Real estate licence is a definite asset
• Experience developing strategic facility growth plans for a growing business; include project managing building of new facilities and leasing facilities, maintenance and operations to accommodate the needs of large cross-functional groups.
• Demonstrated relationship management with both internal and external stakeholders; including the internal Executive team, developers, community leaders, government officials, agencies, and contractors.
• Great communicator with the ability to negotiate with landlords, commercial property owners, city officials as needed.
• Highly adaptable and comfortable working in situations with ambiguity.
• Dependable/reliable and able to work flexible hours (Evenings/Weekends when required).
• Proficient in Google Sheets/Excel.
• Regular travel throughout Canada.
