Role purpose

As part of a team, you will primarily act as a Lease transactions and Portfolio optimization expert to deliver Strategic Real Estate Optimization projects.

You will arrange for the negotiation of leases, renewals or termination of agreements of facilities in order to optimize return on assets and effectively control RE costs. You will be responsible for establishing strategies to improve strategic Real Estate asset planning for the Bell Canada and BCE group of companies Real Estate portfolio.

This position requires a strategic thinker with proven lease negotiating skills and ability to acutely analyze and negotiate legal documents including leases, property sales, and broker agreements with assistance of outside counsel. Commercial RE market knowledge across Canada. Someone who collaborates with executive leadership, business partners, brokers, lawyers and teams across Real Estate, establishing strong relationships with stakeholders and peers. A strong contributor with Leasing background and an excellent knowledge of process improvement.

Major responsibilities

  • Lease transactions. Analyze and negotiate legal documents including leases, property sales, and broker agreements with assistance of outside counsel, BGIS lease transactions teams (3rd party RE outsourcer), risk management, M&A, environment and other internal stakeholders. Provide direction to BGIS lease transactions teams.
  • Strategic Real Estate planning. Initiate, develop, recommend and execute on RE optimization studies/strategies to optimize Bell and BCE\'s Real Estate portfolio, such as leasing, subleasing, lease termination, RE redevelopment and disposition strategies. Develop multi-year Business case and Financial plan as required and complete financial cost benefit analysis for project approval including costs, savings, Cash Flow, NPV and payback. Conduct buy/sell/lease/redevelop studies. Interact as a RE business advisor on general portfolio management and formulate new strategies to the Leadership team and diverse stakeholders. Deliver on multiple RE optimization strategies to optimize return on assets
  • Develop and maintain relationships with landlords and business partners. Act as Bell RE primarily contact with corporate service providers (operational groups, environmental group) and external providers (architects, engineers and other experts) for strategic planning of land, space and buildings
  • Financial Planning and budgets. Develop, monitor and adjust 3-year plan as required. Communicate financial impacts of RE activities to finance team and treasury. Develop internal reporting on Subleasing program and Dispositions program.
  • Project management. Partner closely with internal real estate colleagues, brokers, external tenant rep, project managers, internal and external real estate counsel, Tax team and other stakeholders in the delivery of lease transactions and development of new leases and amendments
  • Governance. Approve and ensure Authorization of all RE documentation is completed in accordance to policy (interaction with clients, corporate groups, policy of authorizations, etc)
  • Commercial Canadian RE market expertise. Develop market intelligence and studies with assistance of brokers. Develop market studies for Executive leadership and across internal RE team. Ability to assess RE market opportunities, conduct financial analysis, and summarize information in Executive Level presentations in order to provide recommendation to Bell management.
Skills and experience
  • 7+ years progressive experience in portfolio or asset planning in a Corporate environment
  • Degree in Finance or Real estate, or other RE related education or experience
  • Bilingual is a plus (French/English)
  • Self-starter, strategic thinker with excellent Strategic Planning skills and process oriented
  • Capable to develop Strategic material and present to Executive Leadership
  • Adaptability and flexibility to manage deadline pressure, ambiguity and change
  • Solutions oriented
  • Effective prioritization skills with proven success in managing multiple priorities with varying deadlines
  • Must be a clear, open and effective communicator with strong facilitation skills with the ability to lead and influence a large group of diverse stakeholders
  • Excellent analytical, strategic conceptual thinking, strategic planning and execution skills
