The Vancouver Fraser Port Authority is responsible for the stewardship of the Port of Vancouver, Canada\xe2\x80\x99s largest and most diversified port. Our mandate as a Canada Port Authority, as set out by the Canada Marine Act, is to enable Canada\xe2\x80\x99s trade objectives, ensuring goods are moved safely and responsibly through the Port of Vancouver. That means providing infrastructure and ensuring the safe and efficient movement of marine traffic and cargo within the port. It also means we carry out reviews of proposed activities and developments on federal port lands and waters to determine whether a project can go ahead without impacts to the environment and community that cannot be mitigated.

The Real Estate department at Vancouver Fraser Port Authority manages the largest industrial portfolio in the Lower Mainland with 1,500 hectares of land and 16,000 hectares of water making up a hugely diverse portfolio including marine terminals, intermodal yards, container storage facilities, commercial operations and public recreation. The Real Estate department is responsible for the management of approximately $182M of rental income per year as well as leading transactions in support of land supply and infrastructure projects to support a sustainable gateway. VFPA manages the land and waters within its federal jurisdiction in support of Canada\xe2\x80\x99s trade objectives. The Senior Real Estate Specialist performs land strategy and property negotiation functions including acquisitions, dispositions, exchanges and lease negotiation together with property management and lease administration. Coordinates and verifies input to property management systems, and performs other related duties as required.

The Senior Real Estate Specialist will:

  • Negotiate lease and license agreements, amendments, surrenders, rent reviews, easements and other agreements for the utilization of VFPA property, including property purchases, dispositions and exchanges, in accordance with VFPA policies, guidelines and practices.
  • Inspect and report on VFPA properties, tenant improvements, new construction and alterations and VFPA assets with a view to ensure compliance with agreement terms.
  • Prepare valuation reports and rental proposals. Carry out market rental surveys, commissions and reviews independent appraisal reports. Prepare analysis and submissions to management in support of land transaction and rent review proposals. Review lease/property agreements for completeness and accuracy. Coordinate and verify input to property management systems. Provide real estate input into Project and Environmental Review applications. Collect overdue rental accounts. Field real estate inquiries from the public and explore new revenue growth opportunities for VFPA.
  • Assist with preparation of evidence for litigation proceedings and responds to Access to Information inquiries as required. Provide information for audits and special examinations conducts research and prepares summary analysis for the Executive and the Board, as required.
The successful candidate will possess an acceptable university degree, preferably in commerce or real estate, along with a minimum of 5 years\xe2\x80\x99 experience at a senior level in a related commercial real property management environment and eligible for a RI or AACI designation. Must have strong negotiation, real estate analysis and leasehold administration skills.

This position is ideal for an individual with excellent interpersonal and communication skills, including the ability to liaise effectively and positively with both VFPA staff and senior representatives from industry and government. Demonstrated aptitude and ability for tactful and diplomatic negotiation, along with solid analytical abilities. A high degree of initiative and good judgment is required. Must be a highly motivated and proactive individual with a strong orientation to customer service. Must be committed to a philosophy of continuous improvement in all work processes, and able to work independently, with a minimum of supervision, as well as in a team environment. Requires an excellent command of the English language, both oral and written.

Normal office conditions with occasional field inspections of VFPA and third-party properties.
