Reporting to the VP, Commercial Asset Management, this role holds responsibility for the organization's growing commercial property operations activities and oversees the operations team's effective development. The Senior Property Manager will make an immediate and lasting impact on the best practices and strategic insights being developed today in preparation for a growing portfolio. We're seeking an experienced, strategic property manager for this visible, essential position. Experienced individuals with a background in diverse asset classes (retail, office, industrial), experience with acquisitions and due diligence processes, and a desire to be a part of a growing company are encouraged to apply.


WHAT WILL YOU DO?




Implement practical solutions to improve building performance and operational efficiency. Mentor and guide property management team, supporting daily activities and workload prioritization. Assist in developing capital improvement strategies for each asset. Prepare annual operating and capital budgets, conduct variance analysis, and review property-level financial performance. Support resolution of escalated tenant concerns by collaborating with the team to address service issues, maintenance requests, and work orders promptly. Oversee vendor contracts and service agreements, ensuring compliance and addressing issues as needed. Contribute to refining property management policies and procedures. Identify opportunities to enhance service quality, vendor performance, and client satisfaction; recommend improvements when appropriate. Monitor compliance with policies, Health & Safety regulations, and relevant legislation; suggest updates for safe operations. Assist with due diligence for new acquisitions. Support a dynamic organization by collaborating across all levels to achieve operational goals and assisting with ad hoc requests as needed. Periodic travel will be required as assets are throughout North America.

WHAT WILL YOU NEED?




8+ years of progressive experience in property management and operations, including multi-site portfolio oversight. Recognized Property Manager (RPM) designation is strongly preferred. Strong understanding of building operations across multiple asset types. Proven ability to thrive in a dynamic, fast-paced environment with shifting priorities, capable of executing short-term objectives while developing long-term strategies. Entrepreneurial mindset with excellent problem-solving and decision-making skills; confident in making and promoting decisions.
