is responsible for overseeing the daily operations of a
mixed portfolio of residential and commercial properties
. This role involves managing tenant relations, ensuring property maintenance, optimizing property performance, and overseeing leasing activities.
The ideal candidate will possess strong leadership skills, in-depth knowledge of the
Residential Tenancies Act
and commercial leasing practices, and a proven ability to enhance tenant satisfaction while maximizing revenue.
Manage all aspects of property operations, including
leasing, maintenance, and tenant relations
.
Conduct regular property inspections to ensure compliance with safety, maintenance, and legal standards.
Oversee small capital projects and coordinate repairs with contractors, vendors, and maintenance staff.
Monitor property conditions and proactively address maintenance concerns for both commercial and residential spaces.
Tenant Relations - Residential & Commercial
Serve as the primary point of contact for tenant inquiries, concerns, and emergencies.
Handle move-ins, move-outs, lease renewals, rent collection, and arrears management.
Deliver notices, including
N12
and
N4
for residential tenants, and issue appropriate commercial lease notices per agreements.
Foster strong tenant relationships to improve occupancy rates and encourage lease renewals.
Leasing & Property Transactions
List, market, and lease residential and commercial spaces.
Negotiate lease agreements and renewals, ensuring alignment with company goals and market conditions.
Manage
commercial lease structures
(gross, net, modified gross), CAM reconciliations, and operating expense recoveries.
Oversee acquisitions and dispositions of properties.
Legal & Compliance
Prepare legal documentation for
Landlord and Tenant Board (LTB)
hearings (residential) and other proceedings related to commercial tenancies.
Maintain compliance with the Residential Tenancies Act, Ontario Building Code, Fire Code, accessibility standards, and commercial lease agreements.
Administration & Financial Oversight
Maintain accurate budgets, financial reports, and property documentation.
Supervise administrative staff to ensure efficient office operations.
Utilize
Yardi
or similar property management software for data entry, record-keeping, and reporting.
Customer Service & Sales
Provide exceptional service by promptly resolving tenant issues and concerns.
Apply sales skills to promote available units, attract prospective tenants, and close leases.
Qualifications & Skills
3-5 years
of property management experience (Ontario experience preferred).
Strong knowledge of
Residential Tenancies Act
, commercial leasing, and property management best practices.
Proficiency in
Yardi
or similar property management software.
Excellent
administrative, organizational, negotiation, and interpersonal skills
.
Strong customer service focus and ability to handle conflict resolution effectively.
Familiarity with building systems (plumbing, electrical, HVAC) is an asset.
Valid Ontario driver's license and reliable vehicle; ability to travel within the Golden Horseshoe.
