SENIOR PROPERTY MANAGER - COMMERCIAL
Reporting to the Director, Commercial Property Management, GTA & SWO, the Senior Property Manager plays an integral role in the oversight of all aspects associated with the management, operations, administration, and performance of a portfolio of commercial real estate assets on behalf of our clients. The Senior Property Manager will combine their management and operational experience with their leadership skills to provide focused tactical guidance in response to the respective asset strategies defined by our respective clients. In addition, the Senior Property Manager will provide their team of Property Managers with mentorship and training to develop an effective team of Property Managers.
The Senior Property Manager will coordinate their assigned management team to maximize the value of a commercial real estate portfolio, responding to the tenants' and owners' needs in accordance with the Lease Agreements and Property Management Agreements, while effectively and efficiently managing the day-to-day operations of the portfolio of properties. The Senior Property Manager is also responsible for working in co-operation and consultation with the Director, Commercial Property Management to coordinate and implement all property operational issues, to ensure the efficient delivery of all property operational programs and the integrity of the assets under management.
Requirements:
Leadership:

  • Mentor and coach an assigned property management team to guide in their development, training, and performance.
  • Participate and attend manager development training.
  • Establish accountabilities and measure performance for the property management team assigned.
  • Assists in reviewing and monitoring all information and reports issued to the owners to ensure that a high standard is maintained including budgets and property reporting.
  • Work collaboratively with the Director, Property Management to facilitate productivity, operational efficiency, and process improvements.
  • Actively participate in industry related associations to network, share experiences and stay current with industry standards and best practices.
Management:
  • Represent the Owners' interests in all matters related to the management of the assets.
  • Liaise with Owners regarding asset related issues.
  • Manage the portfolio of assets in accordance with the Management Agreement of the respective Owner and asset strategy.
  • Validate, monitor and review all information and reports issued to the owners to ensure that a high standard is maintained.
  • Preparation of monthly reports and annual operating Budgets for each asset for submission to the Owners, with the assistance of the various departments.
  • Review, monitor and control all operating costs associated with the management of each asset.
  • Represent the Owners' interests in liaising with all departments including leasing, accounting, and construction.
  • Maintain and update a database of all capital improvements related to the respective properties.
  • Assist in the ongoing development and implementation of standard Property Management policy and operating procedures for the department, including capital projects, tenant fit-up etc.
  • Assist in the ongoing execution of internal and external Environmental Social Governance initiatives.
  • Liaise with tenants on all operational matters related to their tenancy.
  • Provide assistance with preparing and tendering all operational contracts.
  • Liaise with Building Operators in managing the efficient and effective day-to-day operations of the property.
  • Perform physical building inspections on a regular basis.
  • Assists as required throughout the transition period of dispositions and/or acquiring and absorbing new assets into the portfolio of managed assets.
  • Other duties as reasonably required.
Qualifications:
  • Minimum ten (10) years of commercial real estate industry experience, including hands-on property management and multiple property responsibilities
  • Experience with all commercial asset classes, including mixed use, office, retail and industrial
  • Post-secondary diploma or degree in a related discipline
  • Valid Class G driver's license and access to own vehicle
  • Industry related designation(s), including SMT, SMA, RPA preferred
  • Excellent communication, orally and in writing
  • Excellent organizational and attention to detail skills,
  • Ability to work under pressure and achieve quality results
  • Ability to effectively multi-task and prioritize
  • Ability to work in a team environment with minimal supervision
  • Ability to assess a situation and resolve problems using facts, strategic problem solving and analytical skills
  • Intermediate or advanced level of proficiency in office software including Microsoft Word, Excel and Outlook
  • Strong organizational, communication, interpersonal and administrative skills
  • Self motivated, detail oriented
