This role within the Central Office and Real Estate Operations team is wholly accountable for managing and delivering the overall building operations and maintenance program for network equipment buildings (telecom equipment buildings, or Central Offices) in Central Canada (SK, MB, ON) and the U.S. The operations and maintenance program is primarily delivered through our preferred service provider / partner - this role provides daily guidance to this partner, and is responsible for their oversight, performance and deliverables.

This role will challenge your technical acumen and requires in-depth knowledge of critical building environments including HVAC, fire/life/safety, electrical and general facilities management.

The CORE building operations and maintenance program is delivered by our facilities management service provider / partner. As the Senior Operations Manager, you will be responsible for leading and providing guidance to the service provider team in fulfilling their scope of work for TELUS. This will require strong technical as well as people and organizational leadership. You will ensure they perform their scope to the highest of standards, including proper technical and maintenance adherence, compliancy with contracted agreements with TELUS, meeting a set of contractual KPI\'s, and conducting internal and external audits as required.
The operations program includes HVAC, AC electrical services, fire/life/safety and house services at each of our locations in the central region. By managing our critical environments to the highest standards, TELUS is able to deliver reliable telecommunications solutions for our customers and ensure 7x24 availability.

You will be key in ensuring exceptional team and service provider performance, resulting in customer reliability and uptime that meets TELUS expectations and service commitments. This Senior Operations Manager will lead the refinement and implementation of the building operations program in Central Canada through strong influence and vendor management of our partner and their team\'s deliverables. You will ensure that both preventative and reactive maintenance and operations are performed to standards set by TELUS, and provide input into ever-changing technology standards.

  • Noted as the single point of contact and providing regular feedback to our service provider / partner
  • Confidently monitoring performance, compliance and ensuring all financial and contractual expectations are met
  • Driving unsurpassed reliability through directing repair and remediation activities, responding to adverse external events, and tightly coordinated maintenance activities
  • Relied on for advising, recommending, and presenting requirements, expectations, ideas, analysis, and concepts to a broad group of stakeholders
  • A champion of mission critical and real estate best practices, including the TELUS Master Maintenance Standard (TMMS) and process improvements
  • Maintaining strong relationships with internal stakeholders and adapting our operation to meet evolving customer needs

  • Sought out for your extensive knowledge of mission critical environments (including HVAC, electrical and fire/life/safety) and real estate operations and maintenance
  • Respected for your HVAC and electrical technical leadership and how you translate it into practical operations plans
  • Recognized for a laser-like focus on reliability, customer up-time and rigorous process adherence
  • Noted for your strong financial analysis, budget management and modeling skills complemented with strength in organization management (planning, budgeting and staff management)
  • Respected for your negotiation, and conflict resolution skills, including demonstrated ability to successfully navigate conflict (e.g. people, resourcing, priorities, circular dependencies)
  • Confident communicating technical presentations for change management and strategic objectives to all levels of leadership including, senior executives
  • Respected as a motivating people leader and for fostering a pro-active solutions-oriented team, with the ability to prioritize escalations and address TELUS customer concerns
  • University degree in engineering or equivalent related technical diploma; or combination of academic qualifications and equivalent experience
  • 10 years\' experience in mission critical environments, network operations or highly technical property management experience
