Senior Development Manager/ Development Manager

Reporting to the Development Director to coordinate the project pre-development and development processes to meet company objectives of costs, quality and time.

Responsibilities:

  • Manage project through entitlement process including but not limited to the following approval processes:
o Rezoning process
o Draft Plans of Subdivision process
o Draft Plan of Condominium process
o Site Plan Agreement process
o Registered Plans of Subdivision and Condominium
  • Request, review and analyzes consultant proposals.
  • Coordinate and manage the project consultant team to submit applications on time and budget.
  • Build and maintain positive relationships within the organization, Municipality and Consultant team.
  • Manage project scheduling, budgeting, and project documentation and control.
  • Provide expertise and input to organization and consultant team.
  • Provide regular project status updates.
  • Promote strong collaborative professional working relationships with all internal team and external consultant team.
  • Manage and be accountable for consultant team's progress and timelines.
  • Assist in negotiating Section 37, encroachment agreements, shoring agreements with municipalities and adjacent property owners.
  • Review, assess and comment on all reports and plans for development application submission.
  • Review, manage and clear comments from municipality for final entitlements.
  • Manage day to day project issues with the ability to Identify and resolve any issues and conflicts related to the project.
  • Attend online progress meetings with organization, consultant team, and Municipality as needed.
  • Obtaining development application approval and clearing conditions to achieve registration.
  • Other duties and special tasks as required.
Qualifications:
  • 5 - 10 years of professional work experience in real estate project planning with experience in a variety of mid-rise or high-rise residential projects in York Region (Markham, Richmond Hill and Vaughan)
  • Education background: Civil Engineering (prefer) or Planning.
  • Proven ability to build and maintain relationships at all levels of an organization with multidisciplinary teams.
  • Demonstrable experience with essential development contracts such as contracts for architectural services, engineering services, and general contracting services.
  • Demonstrable experience with permitting agencies, either as an architect or owners' project manager.
  • Strong attention to detail and organizational abilities.
  • Strong computer literacy and proficient in Microsoft Office, Microsoft Project.
  • Understanding of construction drawings and specifications is an asset
