COMMERCIAL PROPERTY MANAGER Our company, a well-established commercial property management firm growing at a substantial rate, is seeking to fill the position of a Senior Commercial Property Manager. The prospective candidate would be responsible for the daily management of a commercial / industrial portfolio located in the Greater Montreal Area. The prospective candidate would be responsible for the fulfillment of the following duties: Responsibilities:
  • Management of tenant and investor relations;
  • Working with our team to resolve tenant service issues in a timely manner;
  • Coordinating vendor contracts and service agreements, ensuring terms are adhered to, issues are addressed and cost savings are maximized;
  • Maintaining building systems by contracting for maintenance services; supervising repairs, oversees all contractors, with the help of a dedicated property operator and support staff;
  • Overseeing all aspects of the building operations, including but not limited to HVAC, mechanical, electrical, plumbing, life safety; ensuring that regular inspections of all equipment and systems are done and that all is in good working order and operated in a safe and efficient manner;
  • Ensuring that all tenant move-in/out activities follow proper procedures;
  • Following up on tenant accounts receivables and resolve problems;
  • Creating annual operating budgets, long-term capex budgets and periodic variance reporting on such.
Requirements:
  • 5 + years commercial experience managing a mix portfolio of properties
  • An ability to prioritize
  • Excellent building/property maintenance knowledge
  • Proficient in MS Office Suite (Excel, Word, etc.)
  • Familiar with at least 1 real estate management software (Yardi, Space, etc.)
  • Familiar with maintenance tracking & tenant service request software
  • Understand construction drawings and plans
  • Motivated self-starter; proactive, ability to work independently
  • Strong English and French verbal and written communication skills
  • Ability to resolve situations and adapt to changing and challenging environments
  • Work flexibility to resolve urgent situations at all times
Experience in the greening of buildings (ex: BOMA BEST) would be an asset Salary according to experience.   • Travailler avec notre \xc3\xa9quipe pour r\xc3\xa9soudre les probl\xc3\xa8mes de service aux locataires en temps opportun;
  • Coordonner les contrats des fournisseurs et les ententes de service, s\'assurer que les conditions sont respect\xc3\xa9es, que les questions sont r\xc3\xa9gl\xc3\xa9es et que les \xc3\xa9conomies de co\xc3\xbbts sont maximis\xc3\xa9es ;
  • Maintenir les syst\xc3\xa8mes d\xe2\x80\x99immeuble en contractant des services d\xe2\x80\x99entretien ; superviser les r\xc3\xa9parations, superviser tous les entrepreneurs, avec l\'aide du personnel de soutien ;
  • Superviser tous les aspects de l\'exploitation du b\xc3\xa2timent, y compris, mais sans s\'y limiter, le CVC, la m\xc3\xa9canique, l\'\xc3\xa9lectricit\xc3\xa9, la plomberie, la s\xc3\xa9curit\xc3\xa9 ; veiller \xc3\xa0 ce que des inspections r\xc3\xa9guli\xc3\xa8res de tous les \xc3\xa9quipements et syst\xc3\xa8mes soient effectu\xc3\xa9es et que tout soit en bon \xc3\xa9tat de fonctionnement et exploit\xc3\xa9 de mani\xc3\xa8re s\xc3\xbbre et efficace ;
  • S\'assurer que toutes les activit\xc3\xa9s d\'emm\xc3\xa9nagement et de d\xc3\xa9m\xc3\xa9nagement des locataires suivent les proc\xc3\xa9dures appropri\xc3\xa9es ;
  • Suivi des comptes clients et r\xc3\xa9solution des probl\xc3\xa8mes ;
  • Cr\xc3\xa9er des budgets de fonctionnement annuels et des budgets de capex \xc3\xa0 long terme et et des rapports p\xc3\xa9riodiques sur les \xc3\xa9carts;
Exigences:
  • 5 ans d\'exp\xc3\xa9rience commerciale dans la gestion d\'un portefeuille mixte de propri\xc3\xa9t\xc3\xa9s
  • Capacit\xc3\xa9 de prioriser
  • Excellente connaissance de l\'entretien des b\xc3\xa2timents et des biens
  • Comp\xc3\xa9tence en MS Office Suite (Excel, Word, etc.)
  • Familier avec au moins 1 logiciel de gestion immobili\xc3\xa8re (Yardi, Space, etc.)
\xc2\xb7 Familier avec les logiciels de suivi des demandes de service des locataires \xc2\xb7 Comprendre les dessins et les plans de construction
  • Motiv\xc3\xa9 ; proactive, la capacit\xc3\xa9 de travailler de fa\xc3\xa7on ind\xc3\xa9pendante
  • Fortes comp\xc3\xa9tences en anglais et en communication Fran\xc3\xa7ais verbale et \xc3\xa9crite
  • Capacit\xc3\xa9 de r\xc3\xa9soudre des situations et de s\'adapter \xc3\xa0 des environnements changeants et difficiles
  • Flexibilit\xc3\xa9 de travail pour r\xc3\xa9soudre les situations urgentes en tout temps
