Job Title: Commercial Property ManagerLocation: CalgaryAbout: Our client is a dynamic and growing company that will own and manage a newly developed shopping center in West Calgary. This shopping center consists of seven buildings with a total area of 94,000 sq ft. The center will house a diverse mix of tenants including retail stores, services, medical facilities, a national bank, fitness centers, a dollar store, office spaces, and a daycare. Construction began in May 2024, with completion anticipated by August 2025. Currently, the center is 80 percent conditionally leased.: We are seeking an experienced and motivated Commercial Property Manager to oversee the day-to-day operations of the new shopping center. The successful candidate will be responsible for managing tenant relations, ensuring property maintenance, handling financial operations, and enhancing the overall tenant and customer experience. This role is crucial in ensuring that the property runs smoothly and efficiently, providing a high-quality environment for tenants and visitors alike.Key Responsibilities:Tenant Relations:Serve as the primary point of contact for tenants.Tenant Coordination during the construction phase.Manage tenant inquiries and resolve issues promptly and professionally.Oversee the lease administration process, including renewals and rent adjustments.Property Maintenance:Coordinate regular maintenance and repair activities to ensure the property is well-maintained.Conduct regular inspections of the property and facilities.Manage contracts and supervise vendors for cleaning, landscaping, security, and other services.Financial Management:Prepare and manage the property\xe2\x80\x99s operating budget.Monitor and control expenses to stay within budgetary limits.Oversee rent collection and ensure timely payments.Prepare financial reports and present them to senior management.Lease Management:Work closely with leasing agents to ensure spaces are leased in a timely manner.Negotiate lease terms and agreements with new tenants.Ensure compliance with lease terms and conditions.Customer Experience:Enhance the overall experience for tenants and visitors.Develop and implement initiatives to improve customer satisfaction.Organize and oversee community events and promotions to attract visitors to the shopping center.Organize the Annual Stampede Event.Qualifications:Experience managing a mixed-use commercial property.Professional certification such as CPM (Certified Property Manager) or RPA (Real Property Administrator).Familiarity with local real estate market trends and regulations.Bachelor\xe2\x80\x99s degree in Business Administration, Real Estate, or a related field.Minimum of 5 years of experience in commercial property management.Strong knowledge of property management principles and practices.Excellent communication and interpersonal skills.Proficiency in property management software and/or Microsoft Office Suite.Strong financial acumen and experience with budgeting and financial reporting.Ability to multitask and manage time effectively.Detail-oriented with strong problem-solving skills.Benefits:Competitive salary ($100k - $120k) per annum and performance-based bonuses.Health Spending Account.Opportunities for professional development and career growth.Collaborative and supportive work environment.Application Process: Interested candidates are invited to submit their resume and a cover letter outlining their qualifications and experience to .Our client is committed to creating a diverse environment and is proud to be an equal opportunity employer.
