We are growing and are currently seeking an energetic, dynamic professional Commercial Property Manager in Edmonton to manage a portfolio of Commercial buildings. The role of Commercial Manager will provide strong leadership and management direction on behalf of Property Owners, Tenants and AIM Real Estate Corporation.
Your Key Responsibilities will include:
Developing and maintaining relationships with tenants, contractors, and clients.
Negotiate and maintain all service contracts, ensuring the highest level of service and quality of work.
Create Health and Safety programs for each property and monitor effectiveness.
Identify problems and propose/implement solutions in a timely and cost-effective manner.
Attend and oversee meetings with staff, tenants, and contractors when necessary.
Assisting the onsite maintenance team and liaising with tenants and service providers.
High involvement of annual budget, quarterly forecasting and quarterly reporting and support in preparation of Annual plans.
Processing invoices in a timely manner for payment including tenant charge backs.
Timely collection of tenant arrears with a sense of urgency to ensure minimal accounts receivables, communicate with Property Manager when problems arise.
Preparing monthly accrual listings for the portfolio and investigating accruals as needed.
Managing purchase orders for the portfolio and ensuring all Triovest guidelines are being met.
Coordinating tenant move-in and move-out - physical moves and documentation requirements.
The collection and maintenance of various records including Insurance Certificates and contact information and ensuring that they are up to date.
Drafting communication to tenants and clients in an articulate and concise manner.
Responsible for ensuring that all filing is maintained in a timely, professional and accurate manner.
Maintaining all security compliance for the portfolio.
To fulfill this role successfully, you should demonstrate the following minimum qualifications:
A College diploma in a related field.
Innovative and creative approach to transactions to identify opportunities and to proactively mitigate risk. Motivated self-starter who demonstrates initiative and innovation. Must be pro-active and responsive and able to handle large volume of simultaneous projects.
Strong communication, both written and verbal, with ability to convey complex concepts and deal-points in a simple and straightforward way. Commitment to customer service and relationship management skills to efficiently respond to inquiries and resolve any conflicts or problems that might arise.
Aptitude to be a strong team member as well as ability to work independently.
Five (5) years minimum experience in property management administration and/or commercial real estate property accounting.
A real estate license in property management.
Proficiency in Microsoft Office is a must.
Extended working hours may be necessary from time to time; a positive can-do attitude is required
