The duties include overseeing the day to day operations of the new rental building. The property manager will be responsible for all aspects regarding managing the building, including maintenance, cleaning, administration, leasing and operations. The manager will be responsible to providing a well-maintained property, excellent customer service and maintaining positive resident relations.
This position will require occasional before/after hours work to manage emergencies/operational challenges which may occur outside of regular working hours.
Duties:
Conduct regular site inspections - providing documentation and reports
Regular communication with management/directors regarding building and operation status
Regular cleaning of all common areas, amenity rooms, elevators and stairwells
Facilitate the coordination of maintenance work, property services and vendor activities
Support building staff to ensure work is completely effectively
Respond to residents' concerns and feedback promptly, coordinating with team members , etc. to ensure timely resolution
Assists rent collection and AR/AP duties
Respond to emergency situations, including the completion of incident reporting and aims to minimize liability or potential thereof
Responds to escalated resident concerns and inquiries promptly
Adhere to operational policies and procedures and assist with development and implementation of new practices
Must be adept and efficient with digital programs, software and reporting as use of property management software will be used
processes and approves necessary incident reports, invoices and administrative service requests
Reviews mass and individual resident communication
Any other duties which support the effective management and operation of the building
Skills and Experience
Property Manager's should have the following skills and experience:
Post secondary education, specifically in related fields is an asset (ex. Business, Real estate, Management)
3 or more years of experience in a similar role
Experience managing new or luxury builds is a definite asset
Knowledge and understanding of building systems (HVAC, Fire Protection, Mechanical and Electrical)
Extremely strong customer service is a must
Strong work ethic and ability to hold oneself accountable to complete the tasks
Demonstrated analytical and problem-solving skills with attention to detail
Excellent organizational and time management skills with the ability to meet deadlines
Tech proficient, able to complete digital processes
knowledge of applicable legislations, codes and regulations related to property management (ex. Residential Tenancies Act)
