At all times guided by the Porte Promises of: People-Focused, Committed to Excellence, Trustworthy and Community Builders.JOB SUMMARY / DUTIES: We are looking to hire an experienced Building Manager for a new 118-suite residential community in the South Surrey area. The Building Manager will be responsible for leasing and all property operational and management functions. Daily duties are to be determined by regular consultation and mutual agreement with the Residential Property Manager. All work shall be completed in a manner consistent with the Porte Realty's guidelines. Specific duties include, but are not limited to, the following:

  • Maintain a good and equal relationship with Residents and Property manager.
  • Lease-up newly available property to achieve stabilized occupancy.
  • Develop lease-up goals and implement a lease-up strategy.
  • Follow up with registered prospects.
  • Utilize a variety of methods to advertise available rentals.
  • Prepare suites for rent to show prospective tenants.
  • Provide tours of available suites and amenities.
  • Screen prospective tenants for suitability while showing a suite.
  • Maintain working knowledge of the property market.
  • Process applications and tenancy agreements.
  • Collect and organize important documents and payments.
  • Keep Property Management Software up to date, by managing tenancy agreements, coordinating maintenance requests, and marketing properties.
  • Show suites to prospective tenants during on-call hours if necessary.
  • Assist prospective tenants to compete an application form and conduct the appropriate credit and reference checks.
  • Complete tenant agreements and parking agreements and review terms with tenants.
  • Complete move in and move out inspections when tenants take occupancy and upon vacating.
  • Collect keys and distribute to tenants between tenancies.
  • Develop good relations with trades working in the building.
  • Handle emergencies which occur during, and possibly outside of office hours in an efficient manner.
  • Assist with suite turnover renovations as required.
  • Oversee that the interior of building is kept clean at all times including the elevators, common hallways, recreation rooms, lockers room, parkade, etc.
  • Oversee that glass doorways and windows are kept clean at all times.
  • Arrange for Porte Realty Maintenance Team to repair minor maintenance problems in suites or building.
  • Ensure that exterior grounds are kept clean, free of any garbage, and walkways and driveways are consistently swept. This includes salting and removing snow as required.
  • Call out, direct, and supervise approved repair and maintenance contractors as required. Contractors are not permitted to work in an occupied suite alone if the residents are not there or if the resident has not given specific permission for a specified contractor to work in their suite unattended.
  • All trades persons hired on behalf of the building must have a valid insurance and current WCB. All hired trades require approval of the Property Manager.
  • Notify the Property Manager before commencing any major repairs/maintenance required including re-painting, carpet replacement and appliance replacement and receive their approval.
  • Be accessible by cellular phone when out of the suite/office.
  • Supervise and direct the Caretaker as required to assure that the above noted duties are completed by the management team professionally and in a timely manner seven (7) days a week.
  • Collect and deposit rents in a timely manner as instructed by the Property Manager.
  • Serve notices and documents as required in compliance with the Residential Tenancy Act.
  • Apply for and attend arbitrations at the Residential Tenancy Branch as required.
  • Other duties as required from time to time.
WORKING CONDITIONS:
  • Hours are typically 9:00 to 5:00, Monday to Friday and on call in the evenings for emergencies.
  • This position is not required to live on site.
QUALIFICATIONS:
  • 3+ years building management experience or related experience in a similar role.
  • Good working knowledge of building management and maintenance requirements.
  • Leasing experience
  • Basic understanding of electrical, plumbing, and HVAC systems.
  • Good working knowledge of computers and word processing, specifically Microsoft Office
  • Yardi experience is an asset
  • Basic understanding of the Residential Tenancy Act.
  • Good communication skills, both oral and written.
  • Strong organizational skills and attention to detail.
  • Highly motivated and able to work independently, with limited direction.
  • Demonstrated ability to work as a team member.
  • Proven handyman skills are an asset.
  • Ability to meet routine physical demands.
  • Ability to work under pressure.
