PROFILE SUMMARY

Wesgroup is seeking an experienced and entrepreneurial Project Manager \xe2\x80\x93 Tenant Improvements to join its Leasing Team. This is an exciting and unique opportunity as Wesgroup is currently developing a number of mixed-use, commercial, and industrial buildings across the Lower Mainland. The Project Manager \xe2\x80\x93 Tenant Improvements is responsible for the management of all Tenant construction activities for Wesgroup\xe2\x80\x99s new development pipeline. This includes ensuring all Landlord\xe2\x80\x99s work is completed as well as Tenant drawing review and coordination. This individual is an external representative with Tenants and will work with multiple internal departments including leasing, construction, development and legal. The role reports to the Director of Leasing.

KEY ACCOUNTABILITIES

  • Tenant Improvement Management:
  • Serve as the main point of contact for tenants during construction in new development buildings.
  • Oversee and manage all Tenant construction activities, ensuring compliance with project timelines and quality standards.
  • Coordinate Landlord\xe2\x80\x99s work to meet project specifications and Tenant requirements.
  • Collaboration/Relationship Building:
  • Act as the primary external representative in interactions with tenants, fostering strong and collaborative relationships.
  • Develop strong relationships with internal and external stakeholders, including building inspectors, consultants, and trades.
  • Work closely with internal departments (leasing, construction, development, and legal) to ensure alignment on project objectives.
  • Drawing Review and Coordination:
  • Conduct thorough reviews of Tenant drawings, ensuring accuracy and adherence to project guidelines.
  • Coordinate with internal teams and Tenants to address any drawing-related queries or modifications.
  • Collaborate with the development team to provide technical review of detailed design plans and technical specifications for upcoming projects.
  • Reporting:
  • Provide regular updates on project progress, addressing challenges or deviations from planned timelines.
  • Report directly to the Director of Leasing, keeping them informed of key project developments.
  • Maintain a detailed record of project status, project tracking, and budget tracking.
  • Fulfill Landlord Duties:
  • Carry out and manage the delivery of Landlord\xe2\x80\x99s work to fulfill lease obligations.
  • Ensure a smooth handover of the building from the Landlord to the Tenant, collaborating with the construction team to complete all Landlord\xe2\x80\x99s work and resolve any deficiencies.
QUALIFICATIONS, KNOWLEDGE & EXPERIENCE

  • 5 years\' work experience in a role related to construction or project management.
  • A diploma or degree from BCIT (or equivalent) is required, as well as, related field experience
  • Ability to read and interpret contract specifications, drawings and other construction documents.
  • Strong organizational and time management skills in order to prioritize workload and stay on top of things as the project demands increase.
  • Strong knowledge of construction practices/terminology and building technology.
  • Previous experience in finished product delivery and asset management handover.

  • Management of retail tenant build out an asset.
  • Strong interpersonal skills including building relationships with various stakeholders and conflict resolution abilities.
  • Experience using digital Take Off software is required.
  • Experience using MS Office suite, Adobe.
  • Experience with trade/gc management and project management.
  • Valid Driver\'s Licence and access to a vehicle for site visits.
EXPECTED COMPENSATION
  • The expected salary range for this role is $95,000 - $120,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
