Job Description

The on-site manager reports to the property management company and to the board of directors.

The on-site manager is employed by the owners of Waterford House Condominium Plan No. 862 0625 to maintain the common areas of the property and is not expected to perform any tasks or duties for individual owners and tenants, except as stated in these duties or upon approval from the board of directors.

Day to day activities are coordinated through the property management company. The property manager will convey matters arising from the board and requiring the attention of the on-site manager. Emergency situations are responded to and addressed directly by the on-site manager with both the property manager and the board president being informed as soon as practicable.

The areas of responsibility of the on-site manager are as follows:

A.

Legislative Compliance:



- operate the building in accordance with all health, safety, fire, building and environmental legislation and codes

- work in a manner that protects both the health and safety of self and others

- report all injuries immediately to the property manager, the board president and if required, Workers' Compensation.

- understand the bylaws and rules of the building

B.

Reporting:



- document all complaints/concerns received from owners and tenants and address the issues if they fall within the normal scope of duties

- inform the property manager of complaints/concerns received from owners and tenants that fall outside the normal scope of duties

- inform the property manager of mechanical/maintenance and any other problems/issues that arise

- maintain logs as required by law for public safety issues and other matters as directed

- attend monthly board of directors meetings and report on the previous month's operations

C. Safety & Security:



- respond immediately to any fire alarm by reporting to the main floor fire panel to await the arrival of the fire department

-respond to requests from owners and tenants for emergency assistance. If medical, police or fire department assistance is required call 911 and assist owners and tenants until help arrives. If the emergency is mechanical in nature, shut down services etc. and contact the property manager for assistance if required

- ensure all components of the fire system are in working condition including all hydraulic door closures

-maintain a security presence during your routine duties. Ensure secure areas, storage rooms, and exterior doors are secure. Question strangers as to their reason for being on site

- check parkade door is working properly

- make daily walk throughout the building and parkade

- control parking in visitor parking areas

- maintain all keys for units provided by owners and tenants in a secure manner

- ensure security video system is operational

- add/delete building access on the computer security system

- provide extra fobs to owners who buy extras

- remind residents of security practices (ensure the garage door is down before leaving and after entering, meet couriers at the front door, etc)

II. Housekeeping



- monitor that contractor that come daily complete cleaning duties as assigned

- sweep up debris and leaves around the parkade overhead door

- pick up garbage in the parkade and parking lot as needed

- clean the organic waste bins weekly

- keep all areas neat and tidy, discarding old materials

III. Maintenance/Mechanical



- ensure mechanical rooms and maintenance areas are kept neat and orderly to reduce the potential of personal injury and property damage

- visually check and ensure the following are operating within standards and notify the property manager if any deficiencies are found:

- all boilers for proper pressure and temperatures

- parkade and low rise make-up air and exhaust units

- high rise roof make-up air unit

- overhead doors

- hot water tanks, pumps and water softener

- standby generator

- heating equipment for winter

- elevator room air intake filters and equipment covers

- all other filters

IV. Building Inspections & Other Duties:



Winter



-

monitor the contractor of snow removal to insure it is being done adequately

- ensure parkade ramp heater is functioning properly

Summer



- mow lawns, trim bushes and manage weeds

- manage the lawn irrigation system

- power wash overhead doors

- clean trench drain as needed at parkade entrance

- power wash front entrance canopy

Year Round



- book move-ins and move-outs

- provide padding for elevators and access as required for owners and tenants moving in and out of the building

- order and pickup supplies as needed

- oversee trades personnel working in common areas

- replace burnt out lights immediately

- ensure carpets are cleaned as required

- maintain front entrance intercom system

- monitor fire alarm signal panel in front entrance for trouble signals

- inspect floors, lobby areas, entrances, exercise room, social room, garbage room, parkade and secure areas for defects or damage

- manage parking stall assignments and collect fees

- monitor parking stalls for violations (oil stains, illegal storage)

- post notices on CondoGenie and around the building as needed

- monitor garbage and recycling pick up

- collect recycled bottles for pick up

- complete handy man type repairs

- ensure owners are aware and understand the rules for renovations

- maintain tracking sheets

- keep files up to date

- other duties as identified by the board of directors

Job Types: Full-time, Permanent

Pay: From $65,000.00 per year
