Manager/Assistant Manager, Real Estates Administration

Over the past 30 years, The Concord Group of companies has also diversified into business sectors such as: software and information technology, telecommunications, and green energy projects in solar, wind and hydroelectric power generation.

We are actively hiring for a Manager to support pre-sale for our condos. We are seeking a candidate specializing in disclosure statement coordination, contract template generation, closing liaison and sales administration. This position may be offered in manager or assistant manager level depending on relevant experience and knowledge.


Coordinate with internal departments, solicitors, surveyors, strata management and other consultants for the preparation of disclosure statements, amendment to disclosure statements, strata budget, sales contract and other sales/marketing documents Oversee all matters and documents related to purchase agreements, modification agreements, deposit collection and assignments. Coordinate with conveyance lawyers and surveyors in preparation for final closing including air space subdivision plan, final strata plan, easement and covenant filing Manage and analyze sales, pricing as well as marketing records/data; prepare periodic sales reports Execute various sales & marketing programs/campaigns


Requirements

5 to 10 years of relevant experience in real estate administration, conveyance and/ or surveying Familiar with statutory requirements related to pre-selling condo in B.C. including the Real Estate Development and Marketing Act, Strata Property Act, Real Estates Services Act, FINTRAC guidelines, anti-spam legislation, Condo and Strata Assignment Integrity Register, Prohibition on the Purchase of Residential Property by Non-Canadians Act as well as a general concept in contract law in Canada In-depth knowledge in parking and locker lease structure commonly used in BC condominiums In-depth knowledge in legal documents for real estate and logistics for project pre-sale, contract administration and closing Proficiency in reading and interpreting architectural plans is a definite asset Good mathematical skills with advanced knowledge in Excel Knowledge in Maximizer (or other database management), CAD and contract-generating software (DocuSign/Adobe Sign, Avesdo, etc.) is an advantage A very detailed oriented person with excellent analytical, organizational and writing skills A dynamic team player; flexible to changes in job nature as and when required May need to work extended hours and weekends occasionally A Bachelor Degree related to law, business, real estates or urban land economics is preferred
