In this role, you will be involved in project communication/documentation, tenant coordination, startup requirements, financial tracking, progress reporting, close out documentation and administration of tenant/landlord design and construction functions. As a member of this team, you will be responsible for:

Office and Urban Retail Project Management

  • Review LL obligations/lease agreement and/or capital project objectives.
  • Development of project budgets/schedules.
  • Respond to all construction related inquiries.
  • In partnership with the property teams, source/hire consultants applicable for project and communicate requirements i.e. existing site reviews/specifics, outline scope of work, budget and timeline.
  • Complete landlord review of drawings and specifications engaging Operations and base building consultants when required.
  • Prepare landlord review letter.
  • Produce and manage tender packages/review/award.
  • Coordinate permit activity as required.
  • Ensure receipt of all start up documentation and construction deposits as required.
  • Develop and deliver capital projects on time and within approved budgets as per capital plans.
  • Manage project cost sheets to initiate release of funds, track /review progress draws.
  • Attend/manage constructions site meetings as required.
  • With property management, attend final project inspections, manage deficiencies, report and ensure completion.
  • Project close-out requirements.
  • Ensure Building Rules and Regulations, H&S Policy are updated and maintained and orient contractors as required.
  • Communicate progress to Property/Ops Managers/City Officials/Tenants.
  • Maintain communication with Consultants and Tenants to ensure successful project completion.
  • Complete and report on restoration requirements in coordination with leasing.
Administration
  • Attend general office meetings.
  • ACM tracking and updates on construction projects.
  • Preparation/update of Criteria Manuals/Rules and Regs./H&S Policy.
  • Track Lease documentation/LL obligations.
  • LEED documentation tracking.
  • Maintain/update project tracking sheet.
  • Maintain/update Permit tracking sheet.
  • Maintain/update Office and Urban Retail Tenant Design and Construction Manuals.
  • Maintain/update project files hard copy and electronic.

  • 5 years\xe2\x80\x99 experience design and construction management, preferable working for the Landlord or General Contractor.
  • LEED Associate Designation or in progress.
  • Capable of managing multiple tasks/projects with strong communication skills.
  • Advanced education in Project Management, Architecture and Design, Building Technology Mechanical & Electrical Systems,
  • Estimating, etc., would be an asset.
  • Advanced skills in computer related software would be an asset (Excel, MS Project, Adobe, etc.).
