Job Summary:
Knightstone Student Communities (KSC) is seeking a skilled Maintenance Manager at CampusOne. This individual works independently by performing administrative and managerial work that involves coordinating and supervising the activities of the maintenance staff and outside vendors engaged in maintaining and repairing the building, grounds, facilities and equipment. They are also responsible for supervising, coordinating and controlling all costs of maintenance and repair operations to ensure the highest quality product and service, and to maximize the profitability of the operation.
Responsibilities:
Direct, train, and supervise maintenance staff, ensuring safe and efficient operations.
Conduct regular department meetings and participate in property staff meetings.
Oversee completion of daily paperwork, reports, and corporate communications.
Ensure the safe operation, repair, and preventative maintenance of all buildings, equipment, and resident units.
Develop and supervise inspection programs for apartments, public areas, pools, spas, fire and safety systems, and grounds.
Maintain compliance with KSC, City, Provincial, Federal, health, safety, OHS, and record-keeping requirements.
Oversee key control, inventory, storage, and use of personal protective equipment.
Ensure timely response to work orders, including after-hours emergencies.
Support and follow through on resident requests and complaints.
Expedite make-ready of "out of order" rooms to rent-ready status.
Plan and manage the Turn Program with property and corporate staff.
Develop, implement, and monitor emergency procedures.
Supervise contracted vendors and solicit bids for maintenance and capital projects.
Inspect and approve completed work orders and contractor performance.
Maintain records, reports, and compliance documentation.
Recommend and assist in preparing capital and annual maintenance budgets.
Monitor labor, productivity, supply levels, inventory, and cost control.
Order, receive, and verify departmental supplies and equipment.
Perform additional tasks as assigned by the General Manager or KSC corporate staff.
Qualifications

Education, Experience and Abilities:
A minimum of 3 years of maintenance experience, including HVAC, plumbing and electrical.
High school graduate or equivalent.
Air conditioning and refrigeration certification by an EPA Type 2 or above approved testing organization.
Computer Skills:
Strong computer skills required including a working knowledge of email, word processing, spreadsheets and database software.
Communication Ability:
Ability to effectively communicate with residents, management, and co-workers.
Ability to provide legible written communications. Ability to read and interpret documents such as safety rules, operating, and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to communicate effectively with management and subordinates is an essential requirement of the position. May be required to speak before groups of residents or employees.
Supervisor Responsibilities:
The Maintenance Manager is directly responsible for the overall direction, coordination and evaluation of the maintenance and the housekeeping/porter staff. They carry out supervisor responsibilities, including interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Provides regular updates to management.
Math Ability:
Ability to accurately compute mathematical calculations and use required measurement tools.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standard situations.

Work Environment:
The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions. The noise level in the work environment is usually moderate.
