We are seeking a dedicated and detail-oriented Property Manager to oversee the daily operations of our properties. The ideal candidate will possess strong leadership skills, exceptional customer service abilities, and a comprehensive understanding of property management practices. This role requires effective communication and negotiation skills to maintain positive relationships with tenants and vendors while ensuring the properties are well-managed and maintained.
Core Responsibilities:
Handle minor repairs such as patching drywall, painting, flooring repairs, simple electrical and plumbing fixes
Conduct regular building and unit inspections to ensure livable conditions
Respond to tenant maintenance requests and complaints
Maintain common areas and hallways (cleaning, lighting, safety)
Perform basic landscaping and grass cutting
Snow removal and ice management for walkways, parking areas, and building entrances
Show vacant units to prospective tenants
Be available for building emergencies as required by city regulations
Enforce building policies and rules
Seasonal Duties:
Winter:
Snow shoveling, ice removal, and winter maintenance
Summer:
Lawn maintenance, landscaping, and outdoor area upkeep
Year-round:
Interior maintenance, cleaning, and tenant services

Collect rent and handle late payments

Administrative Tasks
Maintain tenant files and lease documentation
Schedule and coordinate inspections and maintenance
Prepare reports for property owners/management company
Handle correspondence and communication
Keep inventory of supplies and equipment
Update rental listings and marketing materials
Emergency Response
Available 24/7 for emergency situations
Respond to after-hours maintenance emergencies
Handle security issues and coordinate with authorities when needed
Manage crisis situations (floods, fires, power outages)
Legal Compliance
Ensure adherence to fair housing laws
Understand and follow local rental regulations
Maintain proper licensing and certifications
Handle eviction processes when necessary
Keep up with changing property management laws
