Position Overview The Land Coordinator is responsible for supporting all land-related activities for Cordelio\xe2\x80\x99s wind, solar and storage projects from development, through construction and into operations. The Land Coordinator will collaborate and support internal stakeholders such as Development, Origination, Engineering, Project Finance, and Asset Management teams, as well as external stakeholders. This role will report to the Manager, Land & Community.

Cordelio will also consider candidates without direct industry experience interested in engaging in the rapidly evolving renewable energy industry.

This position can be based in Toronto, Canada with a hybrid work schedule or based remotely the United States. All qualified candidates must be lawfully pre-authorized to work in either Canada or the United States. Responsibilities
  • Communicates and collaborates with the project development, construction, and operations teams to determine resourcing, timelines for deliverables and support required for the development, construction, and operational stages of projects.
  • Communicates project development activities to landowners and works to build and maintain relationships with landowners, community members and project site personnel, including resolving challenging, and complex situations with landowners in a timely manner.
  • Engages and coordinates with external land acquisition resources/consultants, construction contractors and consultants to ensure compliance with Cordelio practices and existing landowner commitments.
  • Works closely with internal and external legal counsel to prepare and review legal documentation and negotiate terms related to the same (including leases, easements, side agreements etc.).
  • Works closely with title insurance companies and legal team to review title commitments and prepare/obtain any necessary title curative documentation (including amendments, affidavits, probate clean-up, legal description discrepancies, subordination agreements, tax liens etc.).
  • Liaises with surveyor to prepare and review ALTA survey against land rights and allowances.
  • Facilitates the signing of various project documents with stakeholders, including agreements, amendments, payment authorization forms, estoppels, etc.
  • Leads and/or assists in preparation of landowner and/or community related events.
  • Assists in preparation of annual budget for the Land Department.Tracks and monitors expenses against land/community related budgets.
  • Creates and manages spreadsheets to track tasks, agreements etc. and coordinates activities with other colleagues.Creates agreement spreadsheets for EPC Contracts to identify land rights and any specific construction or property related requirements.
  • Supports Cordelio\xe2\x80\x99s due diligence reviews of potential project acquisitions with Development and Finance teams.
  • Inputs, updates, and manages data, agreement commitments and payments in Cordelio\xe2\x80\x99s land software system, Pandell\xe2\x80\x99s LandWorks and Asana. Reviews and analyzes language in agreements to ensure accuracy of commitments and payment amounts.
  • Participates in Tribal and First Nation engagement.
  • Performs other related duties as assigned.
Experience, Skills & Requirements
  • Bachelor\xe2\x80\x99s degree preferred.
  • 2-4 years\xe2\x80\x99 experience in a similar or relevant role.
  • Experience interacting with remote or indirect internal and external resources, including landowners, consultants, and contractors.
  • Experience in renewable energy, or other large infrastructure industry is considered an asset, but is not required.
  • Must be able to read and analyze heavily worded legal documentation.
  • Excellent verbal and written communication skills with specific attention to detail.
  • Experience using Pandell\xe2\x80\x99s LandWorks is considered an asset.
  • Experience using Asana is considered an asset.

Physical Requirements
  • Prolonged periods of sitting at a desk and working on a computer.
  • Visual acuity both near and far, manual dexterity with good eye/hand coordination, good hearing, and speech.
  • Standing walking, kneeling, stooping, bending, lifting, and squatting will also be required as necessary to perform the duties of the position.
Travel Requirements
  • Up to 20-30% primarily domestically (U.S. and Canada). Includes travel to remote project locations, contractor offices/facilities, company offices and events, and technical conferences.
  • Must be legally authorized to travel within the United States and Canada
Location
  • This position can be based in Toronto, Canada with a hybrid work schedule or based remotely in the United States.
Compensation & Benefits
  • The compensation range for this position is USD $100,000 to $120,000 per year. Exact compensation will be determined by Cordelio and depends upon experience.
