The Estimator / Coordinator is responsible for assisting the Project manager with the full lifecycle of DSBG's luxury custom home construction projects. This includes assisting and working in conjunction with the planning, budgeting, team coordination, and quality control from pre-construction to project close-out. The Estimator / Coordinator assists with the communication between clients, architects, trades, consultants, and internal teams, helping to ensure that each project is delivered on time, within budget, and to the highest standards of excellence.
Key Responsibilities

. Project Leadership & Strategy
Assist with the execution of high-end residential construction projects from start to finish
Assist with defining project objectives, timelines, and deliverables
Align each project with DSBG's commitment to craftsmanship and quality
2. Budget & Financial Oversight
Assist and maintenance in conjunction with the Project Manager on detailed budgets and schedules
Track actuals vs. forecast; implement corrective action when necessary
Assist the Project Manager in reviewing and approving all project-related financials: invoices, change orders, contracts
Assist in drafting bi-monthly Draw Requests and review with the Project Manager
Participate in budget review with Finance, Project Manager and Ownership quarterly
Review project financials and status in bi-weekly Level 10 (L10) meetings
3. Construction & Site Management
Assist and review the project schedule in collaboration with Project Manager and Director of Construction
Conduct site visits and assess construction progress, when necessary
Assist in overseeing the daily site operations, working closely with Site Managers
Attend bi-weekly team project meetings to address coordination, issues, and workflow and take meeting minutes for the Project Manager
4. Team & Vendor Coordination
Assist in the communications with architects, designers, engineers, and trades
Assist in the negotiations and review contracts with the Project manager in conjunction with subcontractors and suppliers
Ensure all project stakeholders are accountable to scope, schedule, and standards
Assist with trade performance reviews upon project completion
5. Client & Stakeholder Communication
Act as the second point of contact for clients and external stakeholders
Review periodic project updates and maintain transparent communication
Assist with the coordination of final inspections, client handover documentation, and warranties
Assist & ensure project close-out and final PDI is completed within 30 days
6. Risk & Compliance Management
Review project risks and implement mitigation strategies
Review compliance with zoning regulations, building codes, and safety protocols
Assist with inspections and permit-related documentation
7. Process Improvement & Documentation
Assist in maintaining all project records, reports, and meeting notes
Continuously evaluate and improve project management systems and tools
Support DSBG's internal drive for operational excellence

QUALIFICATIONS
3-5 years of Canadian residential construction experience
Ability to read and understand construction drawings
Estimating knowledge / experience
Proficiency in google based systems
Knowledge of Excel is a must
Strong verbal and written communication skills
Strong organizational skills
Ability to problem solve using sound judgement and reasoning
Valid drivers license & vehicle
Post secondary education in related field

Pay: $45,000.00-$55,000.00 per year
