Nous recherchons un Gestionnaire de Proprietes dynamique et centre sur le client pour superviser les operations quotidiennes d'un portefeuille de biens immobiliers industriels. Ce poste est ideal pour quelqu'un qui s'epanouit dans l'etablissement de relations solides, la fourniture d'un service exceptionnel et l'excellence operationnelle grace a la collaboration et a une gestion proactive.

Responsabilites principales:


Gestion des relations avec les clients Servir de point de contact principal pour nos clients, en favorisant des relations solides et basees sur la confiance. S'engager de maniere proactive avec les clients pour comprendre leurs besoins et garantir un niveau eleve de prestation de services. Repondre aux preoccupations et aux demandes de service des clients de maniere rapide, efficace et rentable. Coordonner et communiquer toutes les activites liees aux clients, y compris les emmenagements, les demenagements, la construction et les enquetes. Promouvoir une culture d'equipe en collaborant etroitement avec les services internes et les partenaires externes. Supervision operationnelle Superviser les operations quotidiennes des proprietes attribuees, en veillant a ce que tous les services repondent aux attentes ou les depassent. Effectuer des inspections regulieres des batiments et assurer un suivi afin de garantir une resolution rapide des problemes. Superviser le personnel du batiment et les entrepreneurs, en veillant au respect des normes de service et des conditions contractuelles. Gerer et coordonner les services de signalisation, de conciergerie, d'amenagement paysager, de deneigement et de chauffage, ventilation et climatisation. Diriger les appels d'offres et l'attribution des contrats operationnels. Gestion des projets et des capitaux Coordonner avec les clients les projets d'amelioration des immobilisations et veiller a ce que les operations soient le moins possible perturbees. Superviser les projets de construction et de renovation des clients, en veillant au respect des normes de construction. Gerer les demandes d'indemnisation et la documentation y afferente et en rendre compte. Administration des finances et des baux Examiner et interpreter les contrats de location; assurer la liaison avec les clients sur les questions relatives aux baux. Controler et gerer les depenses immobilieres conformement aux budgets approuves. Approuver les factures et veiller a l'exactitude du codage conformement aux budgets operationnels. Aider a la preparation des budgets annuels et des rapports financiers. Collaborer avec la comptabilite sur les questions relatives aux creances et aux comptes clients. Tenir des registres detailles de toutes les activites de gestion immobiliere, y compris les calendriers d'entretien preventif (via Angus ou des plateformes similaires) Preparer et distribuer des rapports mensuels et trimestriels pour la direction generale.

Competences et experience requises:

Une veritable passion pour offrir des experiences exceptionnelles aux clients. De solides competences interpersonnelles avec la capacite de s'engager dans des conversations significatives et orientees vers la recherche de solutions. Une grande capacite de collaboration et un esprit d'equipe. Excellentes aptitudes a la communication orale et ecrite en anglais et en francais. Minimum de 3 a 5 ans d'experience en gestion immobiliere, de preference dans un environnement immobilier commercial. Baccalaureat en affaires, en immobilier ou dans un domaine connexe. Competences averees en matiere de leadership, avec la capacite d'inspirer et de gerer efficacement des equipes. Solides competences organisationnelles et analytiques, avec un grand souci du detail.

Role Summary:


We are seeking a dynamic and customer-centric Property Manager to oversee the day-to-day operations of an industrial real estate portfolio. This role is ideal for someone who thrives on building strong relationships, delivering exceptional service, and driving operational excellence through collaboration and proactive management.

Key Responsibilities:


Customer Relationship Management Serve as the primary point of contact for our customers, fostering strong, trust-based relationships. Proactively engage with customers to understand their needs and ensure a high standard of service delivery. Respond to customer concerns and service requests promptly, effectively, and cost-efficiently. Coordinate and communicate all customer-related activities, including move-ins, move-outs, construction, and surveys. Promote a "one team" culture by collaborating closely with internal departments and external partners. Operational Oversight Oversee the daily operations of assigned properties, ensuring all services meet or exceed expectations. Conduct regular building inspections and follow-ups to ensure timely resolution of issues. (Clarify: Is this now handled by Operations?) Supervise building staff and contractors, ensuring compliance with service standards and contract terms. Manage and coordinate signage, janitorial, landscaping, snow removal, and HVAC services. Lead the tendering and awarding of operational contracts. Project & Capital Management - not sure what they do, but think we could make this more descriptive. Coordinate with customers on capital improvement projects and ensure minimal disruption to operations. Oversee customer construction and renovation projects, ensuring compliance with building standards. Manage and report on insurance claims and related documentation. Financial & Lease Administration - not sure what they do, but think we could make this more descriptive. Review and interpret lease agreements; liaise with customers on lease-related matters. Monitor and manage property expenses in line with approved budgets. Approve invoices and ensure accurate coding in accordance with operational budgets. Assist with the preparation of annual budgets and financial reporting. Collaborate with accounting on receivables and customer account matters. Maintain detailed records of all property management activities, including preventative maintenance schedules (via Angus or similar platforms).- do they still do this? Prepare and distribute monthly and quarterly reports for senior leadership.

Required Skills & Experience:


A genuine passion for delivering exceptional customer experiences. Strong interpersonal skills with the ability to engage in meaningful, solution-oriented conversations. Highly collaborative with a one team mindset. Excellent verbal and written communication skills in both English and French. Minimum 3-5 years of experience in property management, preferably in a commercial real estate environment. Bachelor's degree in Business, Real Estate, or a related field. Proven leadership skills with the ability to inspire and manage teams effectively. Strong organizational and analytical skills with attention to detail.
