Summary: The Property Manager, Condominium for Cushman & Wakefield | Stevenson is an exceptional communicator who has the passion and drive to serve the client, ensure their properties are well looked after, and that the Condo Board and Owners are happy and secure. The Property Manager, Condominium supports and assists the Condominium Board in accordance with the Management Agreements and handles all Owner complaints and service requests. The Property Manager, Condominium is involved in all aspects of day-to-day operation of the property, including accounting, Board and Owner relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc.
The Property Manager, Condominium reports directly to the Director, Condominium.
Required Skills and Abilities:

  • Post-secondary education at the College or University level is required.
  • CPM designation preferred.
  • 2+ years of Property Management experience at least at the Property Administrator level.
  • Must have good knowledge of the Condominium Act.
  • Experience producing monthly and annual budgets and a track record of providing great day to day property management services.
  • Working knowledge of building systems such as HVAC, roofing systems etc.
  • Must have valid Driver\xe2\x80\x99s license and access to a vehicle.
  • Ability to work effectively in a rapidly growing/changing environment with a high degree of resourcefulness, flexibility and adaptability.
  • Computer Skills \xe2\x80\x93 intermediate to advanced skills using Microsoft Outlook, Excel, Word and other Microsoft Office programs is required.
  • Ability to work effectively in a rapidly growing/changing environment with a high degree of resourcefulness and adaptability
  • Communication Skills - Ability to communicate effectively and professionally, both oral and written with both internal and external stakeholders; Experience communicating with media an asset.

Duties and Responsibilities:
  • Ensures an in-depth knowledge of each property within the assigned portfolio.
  • Conducts inspections of the property and common areas, as per management agreement to ensure compliance with the agreement and the proper upkeep of the property.
  • Works collaboratively with the Board to create property management and preventative maintenance plans including the replacement of major capital expense items such as HVAC systems, roof systems and parking lot surfaces.
  • Keeps accurate records of space conditions including roof, HVAC and utilities.
  • Ensure that there is 24-hour emergency coverage for the property at all times.
  • Approves, oversees and administers contracts for provision of property services, such as cleaning and maintenance, snow removal, landscaping, etc.
  • Corresponds with the Board regarding common area costs and any overdue accounts, building violations, common area costs and property taxes.
  • Prepares documentation as required for the sale of a unit, and manages fee collection and overdue accounts.
  • Provides support and assistance as required to other team members, in particular as workloads fluctuate.
  • Collaborates effectively with team members throughout the business, from all levels.
  • Makes use of knowledge of standard office administrative practices and procedures.
  • Ensures that deliverables align with the strategic priorities of the business units supported.
  • Analyzes and distributes monthly financials including operating variances from budget, cash management and strategies for collecting receivables.
  • Prepares, implements and oversees annual operating budgets for each building in assigned portfolio. Presents budgets to Condominium Board and ensures agreement.
  • Ensures monthly financial statements and disbursements are accurate and timely.
  • Ensures that all resources (time, supplies, equipment) are used in the most effective and efficient ways to support business activities.
  • Conducts business in a fiscally responsible manner, considering budget and potential costs.
  • Provides recommendations to the Director, Condominium on the most efficient use of time and equipment, in order to manage project costs.
  • Builds sustainable relationships with Board Members, Condo Owners, suppliers and real estate community.
  • Provides excellent Board Member and Condo Owner service. Responds to requests/problems in a timely and courteous manner, and generates work orders directed to vendors or maintenance staff. Follows-up with the Board or Owner to ensure satisfactory resolution of the issue.
  • Facilitates conflict resolution with the Board.
