Meet with Board of Directors to discuss and resolve legal and environmental issues or disputes between neighbours
Meet with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties
Act as liaisons between Board of Directors and owners
Confer regularly with owners to ensure their needs are being met
Prepare meeting notices in accordance with the Condominium Act, 1998
Purchase building and maintenance supplies, equipment, or furniture as per Purchasing Policy of Bayshore Property Management Inc.
Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations
Investigate complaints, disturbances and violations, and resolve problems, following management rules and regulations
Direct and coordinate the activities of staff and contract personnel, and evaluate their performance
Contract with architectural firms to draw up detailed plans for new structures
Financial
Prepare and review annual budgets
Review financial reports for properties with owners and Board of Directors
Determine long and short-term goals and objectives within budgetary constraints
Arrange audit with Corporation Auditor
Ensure Reserve Fund Study is completed in a timely manner
Ensure Reserve Fund is funded appropriately
Maintenance
Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance
Maintain maintenance and operating costs
Manage and oversee operations, maintenance, administration, and improvement of properties
Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for the Condominium complex
Prepare and administer contracts for provision of property services such as cleaning, maintenance, and security services as per the Purchasing Policy of Bayshore Property Management Inc.
Solicit and analyze bids from contractors for repairs, renovations, and maintenance
