SUMMARY

Reporting to the manager/supervisor, the Building Operator is responsible for performing maintenance, routine and on-demand services, including Preventive, Predictive activities on devices related to building and hospital equipment. The incumbent will also be required to perform other general trade duties as directed. The Building Operator is also responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection.

At this position level:

\xe2\x88\x92 Performs a variety of service work in one or more specialized building systems such as mechanical, electrical / electronic, or machine servicing, etc

\xe2\x88\x92 BES Class 1 & Class 2

\xe2\x88\x92 Works from drawings, schematics, blueprints, job layouts and/or verbal instructions and operates a variety of tools and machines incidental to operations.

KEY DUTIES & RESPONSIBILITIES

- Performs regular facility maintenance and inspection

\xe2\x88\x92 Provides observations about facility, grounds and non-technical component conditions and deficiencies, and provides suggestions for enhancements and repair

\xe2\x88\x92 Responds to routine and on-demand service requests

\xe2\x88\x92 Performs maintenance on technical and non-technical components within the facility

\xe2\x88\x92 Records resolution data within service maintenance management database. Ensures work completed meets quality, contract response and all other requirements

\xe2\x88\x92 Receives, tracks, monitors and reports status of maintenance work within service maintenance management database. Initiates documents to obtain formal approval of work required

\xe2\x88\x92 Assists in the implementation of preventative maintenance program. Ensures that deficiencies are identified/rectified, recorded and escalated, and that related documentation is maintained

\xe2\x88\x92 Participates in and assists with facility-related projects \xe2\x88\x92 Ensures the manner in which work is performed is in compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements

\xe2\x88\x92 Maintains all assigned tools and parts inventory and arranges for repair and replacement where required

\xe2\x88\x92 Assist peers, team members, and others as needed; respectfully request assistance of others where necessary

\xe2\x88\x92 Assists in enhancing customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered

\xe2\x88\x92 Respect the rights of the patient/client and their families in reference to confidentiality, privacy, beliefs and values

Work requirements

\xe2\x88\x92 Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise

\xe2\x88\x92 Must be willing to wear personal protective equipment

Education, Job-Related Years of Experience & Qualifications

High school completion plus a specialized technical or business course

Knowledge & Skills

\xe2\x88\x92 Completion of a two-year technical degree or equivalent plus two years\' experience as an Electrical Tradesperson or completion of an apprenticeship program.

\xe2\x88\x92 Requires certification on BES Class 1 & Class 2 including five or more years\' experience in operations and maintenance

\xe2\x88\x92 High school diploma. Some trades-related training preferred an asset.

\xe2\x88\x92 Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs.

\xe2\x88\x92 Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50lbs, etc.

\xe2\x88\x92 Must be able to work shifts, weekends and holidays as needed.

\xe2\x88\x92 May be required to possess a valid drivers license

\xe2\x88\x92 May be required to use a variety of hand and power tools or forklift

\xe2\x88\x92 Ability to provide observation about facility conditions and deficiencies, and to provide suggestions for enhancements

\xe2\x88\x92 Ability to research, learn and gain greater proficiency in applying the following on-the-job - fire, life, safety and building codes and standards

\xe2\x88\x92 Possess a strong environmental, health and safety mindset. Ability to perform work in a safe manner

\xe2\x88\x92 Strong client-service orientation along with a high sense of urgency

\xe2\x88\x92 Effective communication skills for the purpose of data relay, exchange, feedback, and clarification

\xe2\x88\x92 Working knowledge of computer software applications (computerized maintenance management system experiences an asset including Building Automation System - Metasys)

\xe2\x88\x92 Ability to work effectively within a multi-disciplinary team

\xe2\x88\x92 Perform other duties as required

Licenses and/or Professional Accreditation

\xe2\x88\x92 BES Class 1 & Class 2

\xe2\x88\x92 Fire & security systems certification(s) an asset

\xe2\x88\x92 Valid drivers\' license
