POSITION OVERVIEW: Reporting to the Director of RioCan Living Product Development and Design, this role will be responsible for coordination of the visioning, market research, design, and execution of RioCan Living\xe2\x80\x99s residential portfolio. The role will require excellent project management skills, as the successful candidate will be working on projects at various stages of the development lifecycle including acquisitions, development, design, construction, and building completion. The successful candidate will be collaborating with internal stakeholders and third-party consultants. The role is a great opportunity for a creative and analytical thinker, who can envision the big picture of the community design, while working through detailed execution driving quality results. RESPONSIBILITIES: Research:

  • Research, gather, and track competitive data to stay current with market conditions, design trends, and revenues
  • Create reports using various databases to collect and analyze demographics, psychographics, and behavioral data to formulate target market, suite mix, and amenity recommendations for development projects
  • Coordinate research engagements with third-party Market Research Consultants and collaborate to arrive at recommendations for development projects
  • Summarize key research findings and maintain reporting throughout the development life cycle, and in accordance with departmental templates/processes
  • Support team to compile executive reporting and analysis as required
Product Design:
  • Participate in early design phases and create budgets and provide oversight/feedback to internal stakeholders and third-party consultants on the following:
    • Concept and schematic design for interiors
    • Unit Matrix
    • Floor plan design
    • Features and finishes
    • Signage & wayfinding
    • Electrical plans
    • Site plan recommendations (landscape, exterior architecture)
    • Product innovation
  • Contribute to product related sections of the project parameters process to outline design standards and ensure specifications are being upheld throughout design process
  • In collaboration with construction, participate in value engineering exercises, and evaluate proposed solutions for all projects
  • Perform review of drawings for adherence to standards
  • Support the design of projects to align with financial, brand and ESG goals
  • Coordination with external Interior Design (ID) consultants from concept design through to project completion
  • Manage the rendering process and review assets to confirm accuracy, working alongside consultants
  • Prepare preliminary budgets for Furniture, Fixtures & Equipment (FF&E) and manage budget throughout design development
  • Coordinate 3rd party FF&E procurement process, delivery, and installation
  • Reviews shop drawings and samples, responds to request for information (RFIs)
  • Coordinate model suite design process: FF&E approval to ID, procurement, installation, deficiency reviews and invoicing
  • Attend and provide feedback at mock-up reviews and site visits
  • Develop and maintain a \xe2\x80\x9cproduct specifications\xe2\x80\x9d online database of past project decisions for portfolio reference purposes
Team Support:
  • Coordinate cross-functional meetings to keep projects on track
  • Keep internal budgets and project milestone tracking tools up to date
  • Manage and process invoices
  • Collaborate with d\xc3\xa9cor lead as required
  • Other duties as assigned to support the team


QUALIFICATIONS:
  • Minimum of 2+ years of project coordination experience
  • Bachelor\xe2\x80\x99s Degree/Diploma in Business Management, Marketing, Construction, Interior Design or Real Estate
  • Proficiency in MS Office including Word, PowerPoint, and Excel
  • Ability to analyze and understand large amounts of data in an efficient manner
  • Experience in research-based projects with report writing skills
  • Strong attention to detail and project management skills
  • Proficient written and verbal communicator
  • Experience in JD Edwards and Power BI considered an asset
  • Passion for real estate and interior design
