The Opportunity
As Assistant Property Manager, you are responsible for managing the day to day operations of a property or properties owned and/or managed by InterRent REIT. You will be coaching and supporting the site staff on a daily basis and learning how to build a strong team.

Responsibilities will include the following, at a minimum:
  • Hiring, training and coaching employees identifying gaps and skills development training requirements;
  • Promoting good resident relations and resident retention strategies;
  • Preparing notices to residents and scheduling work order repairs;
  • Marketing the property to minimize vacancy loss and maximize revenue;
  • Ensuring that a high level of safety, security and quality of life is maintained for the residents within the property;
  • Obtaining competitive quotations for jobs and scheduling the activities of staff and contractors in the performance of their tasks and inspecting the work performed;
  • Training and supervising in-house maintenance staff and contractors in the delivery of maintenance services to provide a high standard of maintenance consistent with CLV Group standards and Municipal property standards;
  • Performing and supervising summer/ winter grounds maintenance work
  • Ensuring that all physical elements of CLV Properties are serviced and maintained in compliance with local property standards and by-laws including: common areas, grounds, building structures and components through regular inspections, on-going planning, prioritization and allocation of resources;
  • Completing routine fire alarm testing, smoke alarm checks and installing a new battery and inspecting individual units on a semi/annual basis.
  • Conducting regular, daily, weekly and monthly inspections of properties to ensure proper functioning of building systems, minimizing hazardous conditions, safety and security risks and maximizing overall appearance of property;
  • Managing CLV Group systems including purchase orders, work orders, vacancy control, parking control, inventory control, and key control;
  • Participate in the drafting of annual budgets for day-to-day maintenance requirements;
  • Determining budget requirements for the property by conducting building and move-out inspections;
  • Ensuring sound operation of the planned preventive maintenance program of all building aspects with special attention to building/project fire fighting and safety equipment;
  • Ensuring energy conservation measures are introduced and implemented on an ongoing basis;
  • Responding to emergencies when required;
  • Reporting to the Property Manager regularly;
  • Performing other duties as needed.
Must Haves
  • Understanding general residential construction repairs.
  • Familiar with residential tenancy legislation and residential leases.
  • Excellent organization and time management skills.
  • Strong ability to work in a team environment with minimal supervision.
  • Ability to multi-task and thrive in a fast-paced environment.
  • Strong communication and interpersonal skills.
  • Ability to work with MS Office and computer applications.
Additional Information
  • Must have own vehicle with a clean drivers abstract.
  • Must be able to respond to emergencies during normal hours of operation.
  • Must be able to participate in an after-hours rotational emergency response team as required.
