Minimum of 1 year in real estate/property management role. MUST HAVE EXPERIENCE working in a mostly multi-residential real estate company (apartment buildings).
A valid rental property management licence is an asset.
Familiarity with real estate contracts and leases.
Must have a vehicle as travelling within the city is a requirement (vehicle expenses will be covered by the company).
Demonstrated organization and time management skills, detail oriented with exceptional analytical and problem-solving abilities.
Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and stakeholders.
Knowledge of operational procedures, general maintenance, renovations, contract negotiation, accounting, Yardi, and Microsoft Office applications.
Able to multitask and prioritize.
Responsibilities of this job:
Oversee and coordinate management of several buildings within the GTA under the supervision of a Senior Property Manager.
Accountable for the management of the properties and tenants, including building operations and administration, tenant relations, tenant improvements.
Proactive site management of assigned properties.
Property management duties such as rent collection, responding to tenant enquiries, tenant account reconciliations, accounts receivable administration, lease.administration, tenant coordination, invoice approvals, rent roll maintenance and marketing of a portfolio of properties as assigned and amended from time to time
Meet with tenants on a regular basis and inspect buildings\xe2\x80\x99 interiors and exteriors.
Provide a high standard of tenant relations and retention by ensuring problems are rectified in a prompt, effective and cost-efficient manner.
Proactively communicate with tenants regarding property management issues, renovations, and events within the neighbourhoods where the properties are located.
Investigate and resolve tenant complaints.
Ensure all Property Management policies and procedures are followed and adhered to in each of the properties.
Follow up on monthly building inspections to ensure all items identified are addressed in a timely manner.
Ensure that corporate governance, environmental, health & safety policies and procedures are compliant.
Oversee outside contractors and renovations and maintenance staff.
Leasing of vacant apartments, parking spaces and storage facilities including tenant showings.
Prepare and serve all tenant notices and coordinate communications with tenants.
Respond to and re-resolve on-property emergencies.
Oversee and carry out physical inspections of common areas and suite inspections on regular basis.
Note: This role is for a family run real estate office in North York, ON. Candidate must have a drivers license/access to a car during work hours for building site visits (car expenses will be covered by the company). Job Types: Full-time, Permanent Salary: $45,000.00-$55,000.00 per year Benefits:
