THE COMPANY
Our client is a leader, owner, operator, and developer of mixed-use Real Estate across Canada.

THE ROLE
Reporting to the Director, Operations, the Assistant Property Manager will oversee the day-to-day operations of a portfolio of retail assets located in the Greater Montreal Area.

RESPONSIBILITIES

  • Assist with the day-to-day operations by organizing information, resources and ensuring accuracy, inclusive but not limited to project management, overseeing rent collection, CAPEX tracking and tenant sales reporting and analysis.
  • Support new, and existing tenants, on all aspects of move-ins/move-outs according to lease obligations.
  • Assist in the performance of financial control activities, including the development of annual operating budgets, performing monthly budget analyses and re-forecasting allocations as necessary, 100% rent collection, including yearend tenant responses, and meeting annual targets.
  • Assist in the promotion and implementation of various plans/programs to meet corporate and portfolio vision, mission, and goal objectives.
  • Assist in resolving emergency situation with minimal impact and disruption to tenants by being available during non-working hours to deal with emergency situations, and incidents, should they occur (i.e., flooding, power outages fire, theft, and other threats).
  • Performs monthly and annual building inspection activities.
  • Assist in the development of preventative and corrective maintenance schedules and oversees maintenance activities.
  • Assist with the management of sub-contractor activities for goods and services, including preparation of tender documents, tender and bid analyses; negotiates best possible terms; prepares contract documents and monitors sub-contractor performance in accordance with corporate processes and procedures.
  • Monitors service level requests from Tenants and ensures that the requests are within the scope of the management contract.
REQUIREMENTS
  • Extensive experience in commercial or retail property management
  • Knowledge of building standards coupled with sound technical knowledge.
  • Proficiency in accounting and financial management (AR & AP).
  • Must be fully bilingual in French/English.
