JLL est a la recherche d'un vice-president principal pour se joindre au groupe Hotels et Hotellerie de JLL, Amerique et pour contribuer aux activites de gestion d'actifs mondiaux. En tant qu'intervenant principal de la pratique de gestion d'actifs, hotels et hoteliers de JLL, le vice-president principal sera responsable de l'execution des mandats de gestion d'actifs et de recherche de nouvelles occasions d'affaires. Le poste de vice-president principal, Gestion d'actifs relevera du chef, Gestion d'actifs, Ameriques et sera situe a notre bureau de Montreal.



Gestion d'actifs

Collaborer avec les cadres superieurs de l'equipe pour mettre en oeuvre et mettre en oeuvre la strategie globale de la plateforme mondiale de gestion des actifs.

Gerer les actifs et agir a titre de responsable d'un portefeuille d'hotels a service complet, de services selectionnes et d'hotels de luxe.

Etablir et entretenir des relations d'affaires avec les clients, les equipes de direction de l'hotel et les equipes marketing et d'exploitation afin d'analyser la performance operationnelle mensuelle; orienter, evaluer et approuver les plans d'affaires et les budgets annuels, incluant les budgets d'immobilisations et les plans strategiques a long terme; ainsi que des initiatives de reduction des couts et d'amelioration des revenus.

Prendre connaissance, comprendre et negocier les principaux documents juridiques, y compris les contrats de pret, les contrats de gestion, les contrats de franchise, les contrats de service, les baux, les baux fonciers, les contrats d'achat et de vente, etc.

Gerer l'ensemble des aspects des actifs et leurs structures des baux (le cas echeant).

Controler et assurer le suivi des depenses en immobilisations (depenses en immobilisations courantes et renovations majeures) dans chaque hotel.

Proceder a la redaction, aux recherches et/ou a la production de rapports mensuels, trimestriels et de fin d'annee, de proces-verbaux de reunions et de documents de recherche specifiques aux clients selon les echeanciers etablis.

Voir a maintenir a jour ses connaissances des principales tendances hotelieres et touristiques, des ventes, des indicateurs, de la dynamique de l'offre et de la demande, des statistiques de rendement et des sujets connexes grace a divers outils standard de l'industrie.

Executer toutes taches supplementaires de gestion d'actifs, au besoin, afin de maximiser la valeur et le rendement de l'investissement de chaque hotel pour nos clients.

S'acquitter de toutes les taches et responsabilites de maniere honnete et ethique et conformement a toutes les lois, reglements et politiques de l'entreprise.



Developpement d'affaires :



Collaborer avec les cadres superieurs de l'equipe pour mettre en oeuvre la strategie de croissance de la plateforme mondiale de gestion d'actifs.

Collaborer avec le chef, Gestion d'actifs, Ameriques et autres membres de l'equipe pour developper une strategie et executer un plan de developpement des affaires pour la gestion d'actifs, Ameriques et le portefeuille mondial.

Planifier et executer une veille strategique sur les tendances de l'industrie en collaboration avec l'equipe Marketing assignee aux hotels et a l'hotellerie de JLL.

Diriger proactivement et reactivement les efforts de vente en utilisant le CRM, les reseaux personnels, les appels d'offre, les prospects externes et internes.



Qualifications requises :



Detenir un baccalaureat universitaire en finance, hotellerie et/ou finance immobiliere

Avoir un minimum de dix (10) annees d'experience specifique liees a l'industrie hoteliere et dans l'exploitation et la gestion d'actifs immobiliers hoteliers

Bilinguisme essentiel (anglais-francais) parle et ecrit.
Avoir une experience dans l'exploitation hotelieres, la budgetisation et les previsions, la planification des immobilisations et la supervision de projets, et une experience en analyse des decisions de location et d'investissement

Faire preuve de leadership, avoir sens aigu des finances, une capacite a executer des mandats, une capacite de communication superieure ainsi qu'une connaissance detaillee des acteurs de l'industrie des hotels, de l'hotellerie de luxe et de haute de gamme sont essentiels.

Capacite demontree de resolution de problemes strategique, creatif, energique et reflechi, capable d'assumer immediatement un role de leadership d'impact sur un portefeuille de gestion d'actifs.

Demontrer une solide comprehension de la gestion des revenus et des strategies d'ouverture d'hotels pour optimiser les flux de revenus et accroitre la part de marche

ENGLISH TRANSLATION



JLL is seeking a Senior Vice President to join JLL's Hotels & Hospitality Group, Americas as part of the Global Asset Management practice. As a senior member of JLL's hotels asset management practice, the SVP will be responsible for executing asset management mandates and sourcing new business. The SVP Asset Manager position will report to the Head of Americas, Asset Management and will be located in our Montreal office.



Responsibilities:



Work collaboratively with senior members of the team to deliver and implement the overall strategy for the global asset management platform.

Actively asset-manage and be responsible for a portfolio of full service, select service, and luxury hotels.

Meet with clients, hotel executive teams and brand/operating corporate teams to review monthly operating performance; guide, evaluate, and approve annual business plans and budgets, including capital budgets and longer-term strategic plans; as well as drive cost reduction and revenue enhancement initiatives.

Review, comprehend, and negotiate key legal documents including loan agreements, management agreements, franchise agreements, service contracts, leases, ground leases, purchase and sale agreements, etc.

Administer all aspects of real estate ownership and lease structure (as applicable).

Monitor and track capital expenditures (routine capital expenditure and major renovations) at each hotel.

Execute on all aspects of writing, research and/or production of client-specific monthly, quarterly, and year-end reports, meeting minutes, and research papers by assigned deadlines.

Maintain current knowledge of key hotel and tourism trends, sales, indicators, supply and demand dynamics, performance statistics and related topics through various industry-standard tools.

Additional asset management tasks, as required, to maximize the value and investment return of each hotel for our clients.

Performs all job duties and responsibilities in an honest and ethical manner and in compliance with all laws, regulations, and Company policies.

Serves at the direction of the Head of Americas, Asset Management.



Business Development:



Work collaboratively with senior members of the team to deliver and implement the growth strategy for the global asset management platform.

Work collaboratively with the Head of Americas, Asset Management and other senior members of the team to create and execute a business development plan for the Americas Asset Management and the Global Portfolio strategy.

Plan and execute awareness strategies working with the JLL Hotels & Hospitality marketing.

Lead proactive and reactive sales efforts utilizing CRM, personal networks, RFP services, external and internal leads.



Qualifications:



Leadership, strong financial acumen, ability to execute mandates, superior communication, as well as detailed knowledge of the ownership industry players in the luxury and upper-upscale hotel landscape are critical.

The successful candidate will be a strategic, creative, energetic and thoughtful problem solver, capable of immediately assuming a leadership role over an asset management portfolio.

10+ years hospitality-industry specific work experience in operations and hotel real estate asset management

BA/BS degree in Business Finance, Hospitality and/or Real Estate Finance

Experience in hotel operations, budgeting/forecasting, capital planning/project oversight

Demonstrate a solid understanding of revenue management and opening hotels' strategies to optimize revenue streams and grow market share

Ability to think and act strategically with experience analyzing leasing and investment decisions

Strong negotiation, analytical and interpersonal skills are essential. Ability to work independently

Strong verbal and written communication skills

Comprehend all aspects of financial modeling and underwriting logistics of hospitality-related real estate investments

Detail-oriented and well-organized

Ability to work within formal reporting relationships

Hands-on, can-do attitude, and flexibility to adjust priorities in response to rapidly changing circumstances/deadlines

Exemplary work ethic and interest in working in an entrepreneurial environment setting with a strong team culture

Bilingual French/English
