Le Superviseur, Exploitation joue un role cle dans notre organisation, assurant le bon fonctionnement quotidien de nos operations. Ce poste dynamique requiert un leader capable de gerer efficacement une equipe, d'optimiser les processus et de maintenir des normes elevees de qualite et de productivite.


CE QUE VOUS FEREZ



Vous aurez comme principale responsabilite de soutenir le Gestionnaire, Exploitation dans les taches liees a l'exploitation de l'immeuble Galeries d'Anjou, Place d'Anjou et du Centre Jean-Talon au niveau de la securite des immeubles et de son entretien. Gerer les contrats de service des differents entrepreneurs sous sa responsabilite, assurer la gestion des equipes en place, et entretenir des relations avec les detaillants et locataires afin d'offrir des services de qualite superieure; S'impliquer lors de la negociation/implantation des contrats d'entretien, securite et prevention incendie; Assister le Gestionnaire, Exploitation pour proceder aux suivis et correctifs suggeres par les assureurs et suit aux d'inspections diverses; Gerer les differents programmes environnementaux, les comites SST des immeubles et les dossiers de reclamation d'assurances; S'assurer que les travaux sont executes en conformite avec les regles de sante et securite en place; Superviser la qualite de service des activites de la securite pour les immeubles sous sa supervision; Effectuer le suivi des rapports d'evenements aupres des divers intervenants; Participer activement aux negociations/implantations des contrats sous sa responsabilite ainsi que de leur execution quotidienne; Superviser les inspections et assurer les suivis pour les systemes d'alarme incendie, gicleur et PIV; Contribuer a l'elaboration des budgets operationnels et participer au controle des depenses tout au long de l'annee budgetaire; Coordonner les projets d'amenagements, d'entretien et les travaux chez les locataires et agir a titre de point de contact avec les entrepreneurs et locataires pour tout ce qui concerne ces travaux; Apporter un soutien a son superieur lors de mandats speciaux; Repondre aux appels d'urgence en dehors des heures de travail. Assurer la preparation annuelle de budget d'exploitation (Opex) et d'immobilisation (Capex) et etablir des plans quinquennaux d'investissement pour les differents batiments; Assurer un controle des depenses tout au long de l'annee budgetaire; Decider de l'intervention appropriee selon ses responsabilites lors de situations d'urgence en s'assurant de garantir la securite des lieux et des locataires; Repondre aux plaintes des locataires et effectuer un suivi et un controle de qualite des services rendus sous sa responsabilite;

CE QUE NOUS RECHERCHONS



Diplome d'etudes collegiales dans un domaine connexe a la gestion immobiliere ou experience equivalente (3-5 ans); Experience en gestion de contrat et gestion de personnel; Experience en entretien du batiment et securite; Experience en gestion de projets d'amenagement locataire commerciale un atout; Experience en mise en oeuvre et en maintien de politiques, procedures et pratiques, y compris dans les domaines suivants : operations de securite; gestion des situations d'urgence; consignes permanentes; consignes de poste; sante et securite au travail; prevention incendie; lutte contre les incendies; Excellente connaissance en lecture et interpretation des plans mecaniques, electriques et architecturaux; Aptitudes informatiques necessaires (MS Office,); Faire preuve de leadership et posseder des competences en resolution de problemes; Detenir d'excellentes competences dans le service a la clientele et de l'experience avec le public; Etre en mesure de travailler efficacement dans un milieu dynamique, detenir d'excellentes competences en communication, en travail d'equipe et avoir le sens de l'organisation; Etre disponible a repondre aux demandes urgentes qui pourraient etre en dehors des heures ainsi que les fins de semaine; Bilinguisme francais et anglais.

Operations, Supervisor (Maintenance & Security)

The Operations Supervisor plays a key role in our organization, ensuring the smooth daily functioning of our operations. This dynamic position requires a leader capable of effectively managing a team, optimizing processes, and maintaining high standards of quality and productivity.


WHAT YOU'LL BE DOING



Your main responsibility will be to support the Manager, Operations in the tasks related to the operation of the Galeries d'Anjou building, Place d'Anjou and the Centre Jean-Talon in terms of building security and maintenance. Manage the service contracts of the various contractors under his responsibility, ensure the management of the teams in place, and maintain relationships with retailers and tenants in order to offer top quality services; Participate in the negotiation/implementation of maintenance, safety and fire prevention contracts. Assist the Operations Manager with follow ups and corrective actions suggested by insurers and following various inspections; Manage environmental programs, Health and Safety committees of assigned buildings and insurance claims; Ensure that the work is carried out in accordance with the health and safety rules in place; Oversee the quality of service of security activities for buildings under his supervision; Follow up on event reports with various stakeholders; Actively participate in the negotiation/implementation of contracts under his responsibility as well as their daily execution; Supervise inspections and follow up on recommendations for fire alarm, sprinkler and PIV systems; Contribute to the development of operational budgets and participate in the control of expenditure throughout the budget year; Coordinate development projects, maintenance and work at tenants' premises and act as a point of contact with contractors and tenants for all matters relating to this work; Provide support to his/her superior during special mandates; Respond to emergency calls outside of working hours. Ensure the annual preparation of operating budget (Opex) and capital budget (Capex) and establish five-year investment plans for the various buildings; Ensure control of expenditures throughout the budget year; Decide on the appropriate response according to one's responsibilities during emergency situations by ensuring the safety of the premises and tenants; Respond to tenants' complaints and carry out a follow-up and quality control of the services rendered under its responsibility;

WHAT WE'RE LOOKING FOR



College diploma in a field related to property management or equivalent experience (3-5 years) Experience in contract management and personnel management Experience in building maintenance and security; Experience in managing commercial tenant development projects an asset; Experience in implementing and maintaining policies, procedures and practices, including in the following areas: security operations; emergency management; standard operating procedures; postal instructions; occupational health and safety; fire prevention; firefighting; Excellent knowledge of reading and interpreting mechanical, electrical and architectural plans; Computer skills required (MS Office,); Demonstrate leadership and problem-solving skills; Possess excellent customer service skills and experience with the public; Be able to work effectively in a dynamic environment, have excellent communication skills, teamwork and organizational skills; Be available to respond to urgent requests that may be outside of hours as well as on weekends; Bilingualism in French and English.
