In this role, you will manage the day-to-day operations of the portfolio and lead a team of 3-4 members, including administrative, accounting, and facilities personnel. Your responsibilities will encompass operational, fiscal, and physical management of the properties.The ideal candidate thrives on facing challenges with innovative and efficient solutions and enjoys a variety of daily tasks. We seek a team-builder who excels in client service, is proactive and possesses exceptional interpersonal skills. The Senior Property Manager must also be prepared to respond to emergency calls after hours if necessary.Responsibilities:

  • Handle day-to-day management operations, including recurring property operations and unanticipated property maintenance and operational matters
  • Foster a collaborative and high-performing work environment, providing mentorship and direction to their team
  • Anticipate and address challenges, implementing effective solutions with minimal disruptions
  • Regular onsite inspections, oversee property maintenance, identify preventative maintenance, and keep properties in top condition
  • Maintains open tenant communication and positive tenant relations, promptly addressing concerns while adhering to lease terms and setting clear expectations
  • Oversee and monitor rent collection, rental increases, and renewals
  • Market and tour vacant/upcoming units
  • Coordinate maintenance requests, resolve issues in a timely manner, and ensure tenant satisfaction
  • Oversee lease administration/enforcement
  • Oversee property budgets, forecast capital expenditures and reconciliations
  • Manage and control property operating expenses
  • Periodic reviews of services
  • Manage bids and contracts, ensuring high-quality and competitive pricing. Maintain relationships with contractors while enforcing contractual obligations and performance
  • Monitor and approve invoices
  • Manage property insurance and taxes
  • Handle emergency calls
Minimum Qualifications:
  • Experience in commercial property management
  • Bachelor\'s Degree preferred
Knowledge, Skills, and Abilities:
  • Excellent organizational, administrative, financial, and communication skills (written and verbal)
  • Excellent time management skills, with the ability to prioritize, quickly shift tasks, and redirect the team
  • Operating Cost reconciliation experience
  • Budgeting experience
  • General understanding of property accounting
  • General understanding of commercial leases & lease enforcement
  • General understanding of building systems & construction
  • Proficient in Microsoft Word, Excel, and Property Management Software
