Job Description


The Opportunity:
Our client, a leading real estate organization, is looking for a Senior Property Accountant to join their team in Scarborough, ON. You will be responsible for full cycle accounting for an assigned portfolio of first-class urban retail and mixed-used properties. Reporting to the Manager, Property Accounting, and you will work alongside our team in the preparation of financial reports, quarterly forecasts, and annual budgets.

What You\'ll Be Doing:

  • Complete monthly, quarterly, and yearly preparation & reporting of property financials including balance sheet, income statement, capital expenditures, leasing costs and operating cost recoveries.
  • Prepare monthly property-level financial variance analysis on Net Operating Income (NOI), Common Area Maintenance (CAM) and Tax recovery shortfalls & ratios.
  • Ensure all property financial reporting requirements are met and delivered according to the terms of our management agreements with our Joint Venture Partners/Co-Owners.
  • Prepare monthly tenant level recovery accruals and final year end billings.
  • Process quarterly property fair value adjustment for the region
  • Assist in the preparation and review of portfolio consolidation reporting.
  • Participate in quarterly reforecast and annual budget process.
  • Transactions for new or sale properties: Ensure all transactions are recorded, including asset purchases, sales of land, building; monitor post-closing to be completed within the timeframe dictated by the purchase and sale document.
  • Lead business processes initiatives, which includes identify process improvement opportunities as well as the development and implementation of process solutions.
  • Liaise with various departments regarding related accounting matters and ensure they receive responsive service as well as provide accounting guidance.
  • Inspire and develop existing talent on the team, identify team strengths and opportunities.
What You\'ll Need to be Successful:
  • Minimum five (5) of property accounting or recoveries experience, preferably in retail property management.
  • Strong operating cost recovery experience.
  • Professional accounting designation (CPA or similar) as an asset.
  • Advanced Excel skills with operating knowledge of J.D. Edwards accounting system.
