Purpose of Position:

Colliers International has an exciting opportunity for a Senior Property Accountant to join our team in Montreal. The role is a comprehensive position that requires the individual to perform financial statement analysis and review, prepare financial reports for selected properties, and provide accounting support to the operations group. This position will report to the Accounting Manager and is responsible to ensure that monthly deadlines are met and special projects are completed in a timely manner. This role requires the individual to have a thorough understanding of property accounting, and solid communication and interpersonal skills. Summary of

Essential Job Functions:

Ensure that financial information are accurate and timely and deadlines are met.

Produce monthly, quarterly and year\xe2\x80\x90end closing, complete annual budget process and quarterly forecast.

Complete year\xe2\x80\x90end operating cost and tax adjustments and tenant billing (13th invoice) for assigned properties.

Reconciliation and understanding of all balance sheet accounts, produce financial statements, monthly packages and supplementary reporting for various properties (office, industrial, retail).

Perform monthly accounting functions, including but not limit to balancing of sub\xe2\x80\x90 ledgers to general ledger, posting journal entries, analyzing balance sheet accounts, bank reconciliation and posting monthly tenant chargebacks.

Ensure GST/QST are reconciled and remitted

Coordinate the input of bad debt provisions, bad debt write\xe2\x80\x90offs and tenant security deposit.

Monitor cash flows and anticipate future cash deficiencies.

Work proactively with the operations, leasing and construction groups in order to produce comprehensive quality monthly reports and provide guidance on proper accounting treatment.

Prepare supporting working papers and documentation for year\xe2\x80\x90end audit process.

Full understanding of all property specific processes and upkeep of pertinent information relating to specific properties

Trouble\xe2\x80\x90shoot YARDI and SPACE issues and provide YARDI and SPACE support to operational staff. Special projects and other duties, as assigned by Accounting Manager.

Required Skills:

Enrollment in a professional accounting program &/or CPA or equivalent experience.

Minimum 5 years related property management accounting experience preferred.

Strong Excel skills a must, YARDI, SPACE (an asset) or other real estate accounting systems.

Strong interpersonal skills; ability to deal effectively with multiple demands and deliverables, and remain professional in stressful situations.

Be able to troubleshoot and respond quickly to client\xe2\x80\x99s demands.

Independent, self\xe2\x80\x90starter as well as a team player.

Ability to take initiative in a client focused manner and deal effectively with situations, work well under pressure.

Take ownership of portfolio with clients with different requirements

Excellent organizational and time management skills.

Excellent written and oral communication skills in English and French; ability to draft, edit and format professional business correspondence

Objectif du poste :

Colliers International offre une opportunit\xc3\xa9 passionnante pour un(e) Comptable Principal(e) de Propri\xc3\xa9t\xc3\xa9 pour joindre notre \xc3\xa9quipe \xc3\xa0 Montr\xc3\xa9al. Le r\xc3\xb4le est un poste complet qui exige de la personne de produire des analyses et revues des \xc3\xa9tats financiers, de pr\xc3\xa9parer des rapports financiers pour des propri\xc3\xa9t\xc3\xa9s s\xc3\xa9lectionn\xc3\xa9es, et de fournir un soutien comptable au groupe op\xc3\xa9rationnel. Ce poste rel\xc3\xa8vera du Gestionnaire Comptable et sera responsable de veiller \xc3\xa0 ce que les d\xc3\xa9lais mensuels soient respect\xc3\xa9s et que les projets sp\xc3\xa9ciaux soient compl\xc3\xa9t\xc3\xa9s en temps opportun. Ce r\xc3\xb4le exige de la personne une compr\xc3\xa9hension approfondie de la comptabilit\xc3\xa9 immobili\xc3\xa8re, ainsi que des comp\xc3\xa9tences solides en communication et en relations interpersonnelles.

R\xc3\xa9sum\xc3\xa9 des fonctions essentielles du poste :

S\'assurer que les informations financi\xc3\xa8res sont pr\xc3\xa9cises et ponctuelles, et respecter les d\xc3\xa9lais.

Produire les fermetures mensuelles, trimestrielles et annuelles, compl\xc3\xa9ter le processus budg\xc3\xa9taire annuel et la projection trimestrielle.

Effectuer les ajustements des co\xc3\xbbts d\'exploitation et des taxes fonci\xc3\xa8res de fin d\'ann\xc3\xa9e, ainsi que la facturation des locataires (13e facture) pour les propri\xc3\xa9t\xc3\xa9s assign\xc3\xa9es.

R\xc3\xa9conciliation et compr\xc3\xa9hension de tous les comptes du bilan, production d\'\xc3\xa9tats financiers, de rapports mensuels et de rapports compl\xc3\xa9mentaires pour diverses propri\xc3\xa9t\xc3\xa9s (bureaux, industriels, commerciaux).

Effectuer des fonctions comptables mensuelles, y compris mais sans s\xe2\x80\x99y limiter \xc3\xa0 la balance des sous\xe2\x80\x90journaux au grand livre, la saisie des \xc3\xa9critures de journal, l\'analyse des comptes du bilan, la r\xc3\xa9conciliation bancaire et la saisie des r\xc3\xa9cup\xc3\xa9rations mensuelles des locataires.

S\'assurer que la TPS/TVQ est r\xc3\xa9concili\xc3\xa9e et vers\xc3\xa9e. Coordination de la provision pour les mauvaises cr\xc3\xa9ances, des radiations des mauvaises cr\xc3\xa9ances et des d\xc3\xa9p\xc3\xb4ts de s\xc3\xa9curit\xc3\xa9 des locataires.

Suivre les flux de tr\xc3\xa9sorerie et anticiper les d\xc3\xa9ficiences de tr\xc3\xa9sorerie futures.

Travailler de mani\xc3\xa8re proactive avec les groupes op\xc3\xa9rationnels, de location et de construction afin de produire des rapports mensuels complets et de fournir des conseils sur le traitement comptable appropri\xc3\xa9.

Pr\xc3\xa9parer des documents de travail et des documents \xc3\xa0 l\'appui du processus d\'audit de fin d\'ann\xc3\xa9e.

Compr\xc3\xa9hension compl\xc3\xa8te de tous les processus sp\xc3\xa9cifiques \xc3\xa0 chaque propri\xc3\xa9t\xc3\xa9 et mise \xc3\xa0 jour des informations pertinentes relatives aux propri\xc3\xa9t\xc3\xa9s sp\xc3\xa9cifiques.

R\xc3\xa9soudre les probl\xc3\xa8mesli\xc3\xa9s \xc3\xa0 YARDI et SPACE et fournir un support YARDI et SPACE au personnel op\xc3\xa9rationnel

Projets sp\xc3\xa9ciaux et autres t\xc3\xa2ches, selon les directives du Gestionnaire Comptable.

Comp\xc3\xa9tences requises:

Inscription \xc3\xa0 un programme de comptabilit\xc3\xa9 professionnelle et/ou CPA ou exp\xc3\xa9rience \xc3\xa9quivalente.

Minimum de 5 ans d\'exp\xc3\xa9rience en comptabilit\xc3\xa9 de gestion immobili\xc3\xa8re (d\xc3\xa9sir\xc3\xa9e).

Excellentes comp\xc3\xa9tences en Excel, YARDI, SPACE (un atout) ou autres syst\xc3\xa8mes de comptabilit\xc3\xa9 immobili\xc3\xa8re.

Excellentes comp\xc3\xa9tences interpersonnelles ; capacit\xc3\xa9 \xc3\xa0 traiter efficacement avec de multiples demandes et livrables, et \xc3\xa0 rester professionnel dans des situations o\xc3\xb9 les priorit\xc3\xa9s doivent \xc3\xaatre g\xc3\xa9r\xc3\xa9es. Capacit\xc3\xa9 \xc3\xa0 r\xc3\xa9soudre les probl\xc3\xa8mes rapidement en r\xc3\xa9pondant aux demandes des clients.

Autonome, d\xc3\xa9brouillard(e) et esprit d\'\xc3\xa9quipe.

Capacit\xc3\xa9 \xc3\xa0 prendre des initiatives de mani\xc3\xa8re ax\xc3\xa9e sur le client et \xc3\xa0 faire face efficacement \xc3\xa0 diverses situations, \xc3\xa0 travailler sous pression.
