Reporting to the Senior Finance Manager, the Development Analyst will join our Real Estate Development Accounting team as a key contributor to the overall success of a portfolio of large-scale, complex development projects as well as help to facilitate transactions associated with these projects focusing on costs, revenue and cash forecast. This role is analytical in nature, working with budgets and regularly updating cash flows and forecasts.


The projects you will work on are predominantly concrete high-rise buildings throughout the lower mainland, with an expanding project portfolio that includes assets in the United States. This portfolio comprises between 5 and 10 active projects under construction, between 5 and 10 projects in pre-development phase of the life cycle, and then another 5 to 10 projects that have been completed and are in final stages. Your primary responsibility in this role is working closely with the Development Accounting and Development teams to provide critical data and analysis to assist in financial decision making throughout the development process as well as:


  • Providing timely and accurate analysis of forecasts, financial results, cash flows and operating metrics;
  • Completing the monthly financial reporting processes, including account analysis, and/or preparation and review of monthly reconciliations, including but not limited to bank reconciliations, GST returns, and journal entries in an accurate and timely manner;
  • Maintaining a strong internal control environment to ensure continuous compliance with various regulatory requirements, including ASPE, applicable federal and provincial laws and regulations for financial and tax reporting;
  • Ensuring costs are accurately captured and monitoring budget adherence;
  • Preparation of financial statements including disclosure notes in accordance with ASPE;
  • Planning and coordinating the external audit and tax compliance process;
  • Identifying ways to streamline day-to-day accounting operations and make processes more efficient;
  • Assisting with the preparation of ad hoc reports, financial reviews and special projects as directed.
What you Bring:
You are an analytical person by nature that has a passion for real estate. You enjoy managing the relationship between current and future numbers, and you enjoy looking forward as much as three years into the future. Most notably, you have experience in Real Estate Development Accounting or within another industry, working with large-scale projects with a particular specialization and focus in cash flow forecasting.
  • Detail oriented with strong organizational and time management skills;
  • Enjoys a fast-paced environment, adapts quickly to new processes and can manage changing priorities;
  • Solid analytical abilities and advanced excel skills;
  • Excellent communication skills, both verbal and written;
  • Works well in a team environment and can also work independently.

Our Must Haves
Alongside your real estate experience and your analytical mindset, you should also have the following skills and qualifications:
  • 2+ years of experience in Real Estate Development Accounting, or another industry (including utilities, telecommunications, mining, engineering and infrastructure etc.) with large, multi-year projects;
  • Actively completing or completion of Bachelor\'s Degree in Accounting or Finance;
  • Strong analytical skills gained through your experience working on long-term forecasting projects;
  • Highly proficient in Excel with a strong foundation in Accounting;
  • Actively pursuing, or completion of Professional Designation (CPA, MBA, CFA) would be considered an asset.
