The Senior Director, Planning & Development has oversight of aspects of design and full municipal planning activities and approvals associated with Sienna\xe2\x80\x99s real estate development projects and land related matters associated with the existing operating platform.

In this position, you will lead the pipeline of long term care and retirement mid-rise development across Canada through all phases of the project lifecycle until transitioned to construction. You will have a supportive development team around you and are an outgoing, organized and thorough self-starter that works well with multiple and varying projects on the go.

As Senior Director, Planning & Development, you will proactively plan, and play a central role in communicating, negotiating, and collaborating with key external partners, ensuring successful execution of major redevelopment, and planning initiatives. Portfolio responsibilities include Redevelopment, Planning, Existing Portfolio Land Matters and other related activities important to the organization.

We are now working on site at our Markham, Ontario head office 3x a week.

Duties and Responsibilities:

  • Lead the front end lifecycle of the development including site plan design, municipal approvals (Official Plan Amendments, re-zonings, Site Plan Applications etc.), and pre-construction design.
  • Direct multidisciplinary third party consultant project teams, including engineers, architects and planners on a day-to-day basis.
  • Provide accurate and relevant data on project progress and collaborate with the senior management team, various internal departments and external stakeholders to prepare project planning, budgeting and identification of required resources as well as proactive identification and problem solving of potential challenges.
  • Coordinate planning approvals to ensure they are obtained within the required timeframe and budget.
  • Develop project budgets, cash flows and development schedules with input from Development team, consultants and builders while using the project pro forma as living day-to-day project management and decision tool.
  • Act as a trusted leader and project advisor, supporting the Team in its operational execution and the achievement of key milestones.
  • Work with key internal partners to set a clear direction, create a vision, and establish effective project teams.
  • Proactively manage team and all assigned projects through design to ensure all aspects on pre-development are delivered on schedule, within budget and to required quality specifications.
  • Liaise with the Operations team to ensure technical issues related to real estate development are resolved appropriately and in a timely fashion.
  • Engage in land sourcing and due diligence to support growth priorities.
  • Provide accurate and relevant updates on project progress to organizational teams on a regular basis.
  • Develop project development proformas and assist with financial analysis.
  • Establish consultant scopes of work, negotiate contracts and develop consulting budgets, and review, approve and execute for payment consultant billings.
  • Carry out consultant and builder RFPs in coordination with supporting parties and the development team.
  • Develop successful partnerships with diverse types of stakeholders including enterprises, government at both provincial and federal level and corporations.
  • Provide regular updates to organizational teams on project status and needs.
  • Ensure work under your purview is carried out as per expectations, specifications, guidelines within budget and schedules.
  • Assist, manage and resolve arising land matters associated with the existing real estate portfolio.
  • Participate and at times lead in growing the real estate footprint of the organization with new and organic development opportunities.
  • Seek out opportunities and mitigate risks for each project.
Position Requirements:
  • Demonstrated their ability to lead major projects, effectively engage key stakeholders, and meet key milestones and deadlines.
  • Post-secondary education in Municipal Planning Business, Engineering, Project Management, Architecture, Construction Management or a related discipline.
  • Minimum 10 years of experience in all pre-development activities with multiple simultaneous multi-million dollar projects.
  • Experience with long term care, retirement or healthcare mid or high rise developments an asset.
  • Excellent written and verbal communication, and presentation skills.
  • Track record of developing and maintaining positive working relationships.
  • Thorough knowledge and experience in developing residential projects in the major urban municipalities Southern Ontario, being fluent in the local planning approval regulatory/policy framework, associated municipal process and actors etc.
  • Proactive in engaging with team members with the ability to navigate challenging situations.
  • Experience and fluency with permitting, approval process, plans review, and value engineering.
  • Excellent organizational and time management skills; the ability to meet key milestones and multiple deadlines.
  • Highly organized, detail-oriented, driven and results-focused.
  • Strong analytical and critical thinking skills to provide valuable input to the enterprise direction.
  • Ability to navigate changing project and organizational priorities.
  • A demonstrated high degree of integrity, diplomacy, discretion and confidentiality.
  • Ability to work and act independently using good judgment when assessing difficult situations.
  • Flexibility to travel as required.
