DESCRIPTION:

This position involves providing tenants of Bankers Hall Complex or Fifth Avenue Place with a high level of customer service in the completion of tenant requests. Providing support and assistance to ensure the preservation and maintenance of the base building equipment and system to further ensure expected performance and alleviate unnecessary and unscheduled breakdowns and maintain tenant comfort.

RESPONSIBILITIES:

• Servicing tenant requests as they are received and dispatched by 310-SERV.
• Taking on a leadership role while assisting the other Building Operators and Maintenance staff with their tasks on a daily basis.
• Following up to ensure building operations routines are completed as required daily.
• Assisting to conduct a yearly review of the content within the Angus Anywhere system.
• Completing other projects as assigned by the Supervisor and/or Manager, Operations.
• Monitoring computer/building automation systems and alarms, commanding, scheduling equipment as requested.
• Assisting with Fire Alarm verification.
• Working with Construction team on tenant build out projects.
• Review chemical treatment procedures.
• Other ad hoc projects as assigned which may include working on energy efficiency monitoring and other tenant projects.

SERVICE / PERSONAL SKILLS:

A large portion of time in this position will be spent servicing tenant requests, following up with day to day tasks and contractors work. This daily interaction with customers\xe2\x80\x99 demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions. Strong communication, interpersonal and organizational skills are required. Brookfield\xe2\x80\x99s level of service further requires the communication of a sincere desire to contribute to customer satisfaction by taking personal responsibility to resolve their concerns. Normal hours of work are 8:00 a.m. to 4:30 p.m. however at times will require rotational shift work, overtime and on-call including evening, weekends and holidays.

EXPERIENCE & TECHINCAL SKILLS:

• Five (5) years minimum experience as an operator in a high-rise building.
• Must have a solid understanding of the maintenance and operational routines of large mechanical equipment.
• Must have a thorough understanding of complex mechanical and electrical systems, including: pumps, motors, boilers, chillers, cooling towers and all air handling equipment.
• Must be able to work independently with minimum supervision.
• Must have extensive experience with one of the major Direct Digital Control (DDC) control systems, preferably the Siemens Apogee System.
• Experience with South Hampton Trane Trace Summit and Carrier CNN Network considered an asset.
• First-hand knowledge of mechanical, plumbing and electrical installations and repair is required.

EDUCATION / DESIGNATIONS / LICENSES:

• High school diploma.
• 4th Class Power Engineering.
• A trade\xe2\x80\x99s background would be an asset.
